Assistant Community Manager Join Asset Living as an Assistant Community Manager. Asset Living is a third‑party property management firm that has grown from a small firm in 1986 to a trusted partner in real estate across the U.S. The portfolio spans multifamily, single‑family rentals, affordable housing, build‑to‑rent, active adult, and student housing.

Responsibilities

Oversee everyday operations and financial functions of the housing community under the supervision of the Community Manager.

Manage delinquency and rent collections to optimize property cash flow.

Handle all phases of operations: personnel, leasing, maintenance, financial, administration, and risk management in absence of Community Manager.

Supervise property and staff to ensure compliance with company policies, safety, fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities Financial Management

Post all payments and income from applicants, residents, and non‑current residents accurately and timely.

Process and reconcile daily account receivables.

Monitor and follow up on bad debt; prepare late notices, contact residents and guarantors, and file evictions.

Assist property in meeting budgeted revenues, expenses, and net operating income.

Post all charges to resident and non‑current resident accounts, including bill‑back of utilities where applicable.

Perform end‑of‑month closing procedures and reporting.

Maintain accurate records; audit resident files.

Walk units and post move‑out charges, statements, and security deposit refunds.

Personnel Management

Require regular/daily onsite attendance.

Screen, hire, train, coach, and develop onsite staff using company directives.

Provide ongoing training, coaching, counseling to ensure compliance with Asset training benchmarks.

Promote harmony and quality job performance through support and effective leadership.

Ensure staff compliance with company policies and procedures.

Manage leasing techniques to secure closure, proper documentation, and accurate reporting.

Implement marketing strategies from the annual marketing plan.

Handle resident complaints, concerns, and requests to maintain satisfaction.

Develop and implement resident retention programs.

Show, lease, and move in prospective residents.

Administrative Management

Deliver excellent customer service and monitor maintenance service request turnaround.

Maintain property appearance; ensure timely repairs via regular inspections.

Assist supervision of all business functions related to operations.

Plan for and utilize property resources, equipment, and supplies economically.

Education & Experience

High school diploma or equivalent; bachelor’s degree preferred or two years experience in the housing industry or equivalent combination of education and experience.

Basic computer skills and knowledge of onsite software functions.

Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Regular standing or sitting for prolonged periods; repeat wrist, hand, finger motions; assess work accuracy.

Frequent movement between work areas; occasional ladder, stair, scaffold, ramp, step stool use; ability to lift up to 25 lbs.; work overtime, weekends, nights if required; work in various temperatures and outdoor conditions.

Compensation Salary Range : $28.00 per hour to $28.00 per hour
