Community Manager Responsibilities

Oversee all phases of property operations, including personnel, leasing, maintenance, financial, administration & risk management.

Supervise on‑site staff to ensure compliance with Asset policies, safety and fair housing guidelines, and liability concerns.

Manage personnel through consistent hiring, training, coaching, counseling, and performance documentation.

Develop yearly operating budgets, financial forecasts, and cost control strategies to achieve net operating income.

Implement strategic leasing practices, marketing plans, and resident retention programs.

Ensure timely rent collections, vendor invoice reconciliation, and accurate financial reporting.

Maintain property appearance, conduct inspections, and coordinate maintenance, construction, and rehabilitation activities.

Lead emergency response planning and execution.

Provide excellent customer service, monitor service request turnaround, and maintain resident satisfaction.

Essential Duties & Qualifications

High School Diploma or equivalent; Bachelor’s degree preferred or four years of experience in housing industry.

Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.

Proficient in on‑site software functions and basic computer skills.

Knowledge of Fair Housing Laws and OSHA requirements.

Physical & On‑Call Requirements

Regular on‑site attendance and ability to work overtime, weekends, and night hours.

Available to perform emergency on‑call duties requiring transportation.

Physical ability to lift up to 25 lbs, climb ladders, work in confined spaces and outdoor environments.

Salary Range $75 000 to $80 000 per year.
