Essential Duties & Responsibilities
Personnel Management – manage personnel, hiring, training, coaching, and development.
On‑site attendance – regular/daily attendance required.
Screen, hire, train, coach, and develop on‑site staff, ensuring compliance with training benchmarks.
Maintain staff effectiveness through ongoing training, coaching, counseling, and guidance.
Schedule staff and maintenance work, including weekly/daily office & maintenance staff assignments.
Address performance problems, document issues, communicate with supervisor and HR, and terminate when necessary.
Promote staff harmony and quality performance through supportive leadership.
Ensure staff compliance with company policies, procedures, safety, and fair housing guidelines.
Financial Management – maximize net operating income through cost control, revenue & leasing improvements; identify trends and recommend strategies.
Develop yearly operating budgets and forecasts.
Reconcile rent and deposit collections promptly.
Reconcile vendor invoices and coding.
Ensure timely property closeouts and accurate financial reporting.
Strategic Leasing Management – create yearly marketing plans and use marketing systems.
Implement effective leasing techniques for resident sign‑ups and reporting.
Handle resident complaints, concerns, and requests to ensure satisfaction.
Develop and implement resident retention programs (functions, promotions, newsletters).
Show, lease, and move in prospective residents.
Administrative & Maintenance Management – submit accurate reporting in a timely manner.
Lead emergency team and respond to property emergencies per company guidelines.
Provide excellent customer service and monitor maintenance request turnaround.
Maintain property appearance and address repairs promptly.
Plan vendor bids, pricing, and contracts efficiently.
Direct and monitor maintenance, construction, and rehabilitation activities for quality and expediency.
Education and Experience
High School Diploma or equivalent; Bachelor’s degree preferred or four years of experience in the housing industry; or one‑to‑two years related experience and/or training; or equivalent combination of education and experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Basic computer skills and proficiency with on‑site software.
Familiarity with Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular communication and repetitive motions involving wrists, hands, and fingers.
Ability to work overtime, weekends, and nights (emergencies).
Standing or sitting for prolonged periods; moving between work sites.
Occasional ladder, stair, scaffolding, ramp, step‑stool use; pregnancy.
Capability to lift and move objects up to 25 lbs., operate machinery or power tools, and operate motor vehicles or golf carts.
Work in extreme temperatures, outdoor environments, or confined spaces.
Exposure to hazardous chemicals acceptable with proper precautions.
License and Equipment
Reliable transportation required due to emergency on‑call duties.
Salary Range: $67,000 – $72,000 per year.
