Assistant Community Manager

The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of a housing community. The role focuses on delinquency and rent collection to optimize cash flow and manages all phases of operations—including personnel, leasing, maintenance, finance, administration, and risk management—in the Community Manager’s absence. As an onsite leader, the Assistant Community Manager supervises staff to ensure compliance with company policies, safety, fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

Financial Management

  • Responsible for posting all payments and income from applicants, residents, and non‑current residents accurately, timely, and efficiently.
  • Process and reconcile daily account receivables.
  • Monitor and follow up on bad debt, including preparing late notices, contacting residents and guarantors, and filing evictions.
  • Help the property meet budgeted revenues, expenses, and net operating income.
  • Post all charges to resident and non‑current resident accounts, including bill‑back of utilities where applicable.
  • Perform all end‑of‑the‑month closing procedures and reporting.
  • Maintain accurate and organized records; audit resident files to ensure accuracy.
  • Walk units and post all move‑out charges, statements, and security deposit refunds.

Personnel Management

  • Regular/daily onsite attendance is required.
  • Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
  • Promote harmony and quality job performance of staff through support and effective leadership.
  • Ensure staff compliance and consistency with company policies and procedures.
  • Strategic leasing management: ensure effective leasing techniques, proper follow‑up, lease signing/documentation, and accurate reporting.
  • Implement marketing strategies and systems as outlined in the annual marketing plan.
  • Deal with resident complaints, concerns, and requests to ensure resident satisfaction.
  • Develop and implement resident retention programs (e.g., resident functions, promotions, monthly newsletter).
  • Effectively show, lease, and move in prospective residents.

Administrative Management

  • Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
  • Maintain property appearance and ensure repairs are noted and completed in a timely manner (regular inspections and tours required).
  • Assist with supervision of all business functions related to operations.
  • Plan for and utilize property resources, equipment, and supplies economically (e.g., obtaining bids/pricing from vendors, contractors).

Education / Experience

  • High School Diploma or equivalent; bachelor’s degree preferred, or two years’ experience in the housing industry, or one to two years of related experience and/or training, or an equivalent combination of education and experience.
  • Ability to understand and perform all onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly required to stand or sit for prolonged periods, communicate with others, repeat wrist/hand motions, and assess accuracy and thoroughness of work.
  • Frequent movement between work sites and occasional use of ladders, stairs, scaffolding, ramps, step stools, or similar equipment.
  • Ability to lift and place objects up to 25 lbs, operate machinery or power tools, drive gasoline motor vehicles or golf carts, work overtime, weekends, night hours, and in various environments (indoor/outdoor, confined spaces, extreme temperatures).
  • Exposure to hazardous chemicals is possible.

Compensation and Benefits

At Asset Living, a variety of factors are considered in making compensation decisions, including skill set, background, training, certifications, and relevant experience. The offer includes a comprehensive total rewards package: benefits (medical, dental, vision, life, accidental, and disability insurance), 401(k) with employer matching, commission and performance bonuses when applicable, paid sick days, and company holidays. Full‑time employees receive additional paid time off and holiday benefits.

Salary Range: $17 per hour to $22 per hour
