Position Description:
We are currently seeking a Community Manager for a new development in the Cork Town neighborhood of Detroit. Under the direction of the Regional Director of Property Management, the Community Manager is responsible for all phases of community operations and on-site team performance, including the lease-up of 69 units coming online late summer/early fall. There will also be two additional phases expected in the next 24 months. The role involves managing the property’s objectives and operating budget, with primary goals of increasing cash flow, maintaining the physical asset, and providing a high-quality living environment with excellent customer service.
Essential Functions:
Develop and manage operating budgets, billing processes, and all accounting functions including invoicing and expense tracking.
Monitor revenue transactions, rent collection, and handle nonpayment processes, including collection agency follow-up.
Ensure leasing procedures and compliance with Affirmative Fair Housing Marketing Plan and other regulatory requirements.
Oversee property maintenance, safety inspections, audits, and incident documentation.
Provide outstanding customer service, address resident requests and complaints promptly, and foster community engagement through activities and services.
Manage lease-up processes to achieve 100% occupancy by target deadlines, including team accountability and training.
Recruit, train, coach, and evaluate team members, providing feedback to HR.
Participate in trainings, seminars, and conferences; be available for emergencies, on-call duties, resident events, and weekends as needed.
Maintain a strong understanding of all applicable affordable housing programs.
Knowledge, Skills and Abilities:
Excellent budget and financial management skills.
Leasing experience in affordable housing preferred.
Strong relationship-building skills and marketing outreach abilities.
Knowledge of regulatory programs, policies, and Federal Housing Laws.
Proficiency in Microsoft Word, Excel, Outlook, and industry software like Yardi.
Excellent verbal and written communication skills.
Ability to speak a second language is a plus.
Leadership skills and ability to manage and develop staff.
Physical Demands & Work Environment:
Ability to move around the property, lift up to 50 pounds, work outdoors, and travel as needed. Accommodations can be made for individuals with disabilities.
Education & Experience:
BA/BS degree and 5+ years in residential property management, hospitality, or retail management, including 2 years in a supervisory role. Industry designations like COS, LIHTC, ARM, CPMC are preferred.
