About the Role This is an exciting and challenging opportunity for a detail-oriented
Assistant Residential Community Manager
to join a growing real estate development company. The candidate will work with our residential apartment community located in the Murfreesboro area. The community has a mix of more than 300 units. The hired candidate will assist the property manager with the administrative operations of the assigned community or communities and ensure the proper management, maintenance and improvements of the community or communities assigned.
Job Description
Coordinate and perform the tasks related to rental collection, ensuring compliance with company procedures and guidelines
Coordinate the filing of court notices as required for delinquent rents and/or other delinquent balances
Attend court hearings as required for resident-related issues and rent collection
Oversee physical eviction proceedings
Maintain accurate computer records and perform the input procedures for all new data including but not limited to rent postings, lease and rent changes, new applications, new move-ins, unit status changes and move-outs
Perform the tasks related to resident move-outs and assure the timely reporting of security deposit dispositions and refunds when applicable
Perform monthly accounting month end procedures and ensure the timely and accurate reporting of such as required
Ensure the accurate weekly reporting of traffic, leasing and deposit activity, and any other required information as directed
Deposit all rents and/or other income on a daily basis and report accordingly as directed
Monitor the supply of rent collection forms and office supplies & restocking
Handle and assure the timely response and correspondence in all resident related matters and/or issues
Conduct demonstrations of model apartments and secures new leases
Conduct the lease signing presentation and move-in process for new residents
Report residential requests for maintenance service
Protect the integrity and liability of the owner and/or managing agents (s) of the community
Adhere to and ensure adherence to all company policies
Adhere to and ensure adherence to all fair housing laws
Work designated hours on weekdays and weekends as directed
Administer and/or perform special projects, tasks, assignments or non-property related duties as assigned by supervisor, or as necessary
Qualifications / Education / Skills
Associate's degree and one or more years of relevant leasing/property management experience is required.
Proven leadership skills, a high level of energy and demonstrated success working both independently and as a team.
Strong customer relations and communication skills.
Proficiency with Microsoft product suite; Experience with either Yardi Property, Rent Cafe or other asset management software preferred.
Bi-lingual Spanish is a plus.
