Job Description Summary Manages day‑to‑day operations of an assigned property, overseeing team members, daily activities, and resources to achieve established budgeted financial and operational goals. Ensures compliance with company policies, Fair Housing, ADA, Fair Credit Reporting Act, and other applicable regulations governing multifamily housing operations.

Responsibilities

Provides input into the development of budgets for the property by analyzing and evaluating financial statements, reviewing marketing information, and accessing operational reports to establish performance patterns.

Meets targeted revenues by setting rent rates, ensuring timely collection of rents and fees, making bank deposits, and preparing monthly financial status reports.

Approves invoices from vendors, contractors, and service providers, reconciling work performed, ensuring validity of certificates of insurance, coding charges to appropriate Chart of Accounts, and managing vendor/contractor communication.

Controls expenditures by staying within approved budget constraints and manages the petty cash fund balance and maintenance.

Oversees lease enforcement, approving resident applications, discounts, renewal leases, conducting periodic apartment inspections, following notice requirements, executing evictions, and collecting late fees.

Gathers, analyzes, and interprets market and economic trends, implementing short‑ and long‑range marketing and leasing strategies to achieve occupancy and revenue goals.

Promotes resident satisfaction and retention by responding to complaints and requests and ensuring the maintenance team completes resident service requests promptly.

Conducts regular property inspections, ensuring grounds, buildings, and amenities meet safety, cleanliness, and appearance standards.

Supervises property staff by interviewing, hiring, orienting, and training employees, and managing performance in accordance with company policies and values.

Assists in managing the client/owner relationship by meeting with owners, conducting property tours, providing performance updates, and responding to owner requests.

Physical Demands

Must stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.

Must work inside and outside in all weather conditions.

Must be able to push, pull, lift, carry, or maneuver weights up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance.

May be required to travel for assistance at other properties, training, meetings, or other business purposes.

Must work a flexible schedule, including evening, weekend, and holiday call‑outs.

Additional Compensation Salary range: $75,000 - $80,000. Compensation may include base salary plus bonus opportunities based on individual and company performance.
