Community Manager The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. The role includes managing all phases of operations—personnel, leasing, maintenance, financial, administration, and risk management. As an on‑site leader, the Community Manager supervises all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

Personnel Management: Regular/daily onsite attendance required; use consistent techniques & company directives to screen, hire, train, coach, and develop on‑site staff; ensure effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks; complete weekly/daily office & maintenance staff schedules and assignments; document and manage performance problems and terminations as needed; promote harmony and quality job performance of staff.

Financial Management: Achieve the highest possible net operating income through cost control and revenue & leasing improvement; identify trends and recommend strategies; develop yearly operating budgets/forecasts; monitor timely receipt and reconciliation of deposits, rent collections, and charges; monitor vendor invoices; ensure property closeout and accurate ownership financial reports.

Strategic Leasing Management: Develop yearly marketing plan and utilize marketing strategies & systems; ensure staff leasing techniques are effective; handle resident complaints, concerns, and requests; implement resident retention programs; effectively show, lease, and move in prospective residents.

Administrative & Maintenance Management: Ensure all administrative & leasing reporting is accurate and timely; head emergency team for the property; ensure proper response and handling of all property emergencies with staff, residents, buildings, etc.; manage excellent customer service and monitor maintenance staff response; maintain property appearance and ensure repairs are completed on a timely basis; plan for and utilize property resources, equipment, and supplies economically; give direction to and monitor maintenance, construction, and rehabilitation activities.

Education & Experience

High School Diploma or equivalent; Bachelor’s degree preferred or four years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.

Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.

Ability to understand and perform all on‑site software functions; basic computer skills required.

Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Regular communication with others; frequent repetitive motions of wrists, hands, and/or fingers; assess work accuracy, neatness, and thoroughness; be able to work overtime, weekends, and night hours (emergencies).

Required to remain in a stationary position, often standing or sitting for prolonged periods; move between work sites; occasional climbing ladders, stairs, scaffolding, or step stools; handle objects up to 25 lbs.; operate machinery or power tools; operate motor vehicles or golf carts; work in extreme temperatures or confined spaces; traverse varied terrain; exposure to hazardous chemicals.

License / Equipment

Must have reliable transportation due to the emergency on‑call requirement.

Salary Range $55,000 – $60,000 per year
