Role Overview
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. As the Assistant Community Manager, you will play a vital role in the delinquency and collection of rent to optimize the property's cash flow and financial position. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management in the absence of the Community Manager and supervise all aspects of the property and staff to ensure compliance with the company's policies and procedures, safety and fair housing guidelines, and liability concerns. Responsibilities and Qualifications
Financial Management: Post all payments and income accurately and timely, process and reconcile daily account receivables, monitor bad debt, support property meeting budgeted revenues and expenses, post all charges to resident accounts, handle end‑of‑month closing procedures, maintain accurate records. Personnel Management: Attend onsite daily, screen, hire, train, coach, and develop onsite staff, ensure staff effectiveness through ongoing training and compliance with company policies, promote harmony and quality job performance, manage leasing techniques, implement marketing strategies, address resident complaints, develop retain programs, effectively show, lease, and move in prospective residents. Administrative Management: Manage customer service and service request turnaround, maintain property appearance and repair completion, supervise all business functions related to operations, plan resource usage, obtain bids and pricing from vendors. Education / Experience
High School Diploma or Equivalent; Bachelor’s degree preferred; or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience. Basic computer skills required; must understand and perform all onsite software functions. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements
Regularly required to remain in a stationary position, often standing or sitting for prolonged periods, communicate with others, repeat motions that may include wrists, hands, and/or fingers, assess accuracy, neatness, and thoroughness of the work assigned. Frequently required to move about to accomplish tasks or move from one worksite to another. Occasionally required to ascend/descend ladders, stairs, scaffolding, ramps, step stools, move self into different positions to accomplish tasks in various environments including tight and confined spaces, work in an overhead position and reach, adjust or move objects up to 25 lbs, operate machinery or power tools, operate motor vehicles and/or golf carts, identify and inspect objects, be able to work overtime, weekends, night hours (emergencies) work in small and/or enclosed spaces, traverse flat and non‑flat terrain, work in extremely low or high temperatures, work in outdoor environments such as precipitation and wind, be exposed to hazardous chemicals.
