Essential Duties & Responsibilities
- Personnel Management: regular documentation, training, coaching, and scheduling of on‑site staff; performance management and hiring.
- Financial Management: achieve net operating income through cost control and revenue improvement; develop operating budgets and forecasts; reconcile deposits, rent, and vendor invoices.
- Strategic Leasing Management: create yearly marketing plans, oversee leasing techniques, handle resident complaints, implement retention programs, show and lease units.
- Administrative & Maintenance Management: maintain accurate reporting, head emergency response, monitor service turnaround, ensure property appearance, manage materials and bids, supervise maintenance activities.
Education / Experience
- High School Diploma or equivalent; Bachelor’s degree preferred or four years in the housing industry, or one to two years related experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Basic computer skills and knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regular communication and repetitive wrist/hand motions; overtime, weekends, and night hours available.
- Standing or sitting for prolonged periods; moving between workstations; climbing ladders, stairs, scaffolding, and working in confined spaces.
- Ability to lift and move objects up to 25 lbs.; operate machinery or power tools; work in various temperatures and outdoor conditions; exposure to hazardous chemicals.
License / Equipment
- Reliable transportation due to emergency on‑call requirement.
Compensation and Benefits: Salary Range: $55,000 to $60,000 per year. The role includes comprehensive benefits – medical, dental, vision, life, accidental, and disability insurance; 401(k) with employer matching; commission and performance bonuses; paid sick days and company holidays.
