Responsibilities
- Personnel Management: screen, hire, train, coach, develop on‑site staff; maintain staff schedules; handle performance issues.
- Ensure compliance with Asset policies, safety, fair housing, and liability guidelines.
- Financial Management: achieve net operating income through cost control and revenue improvement; develop annual budgets and forecasts; reconcile deposits, rent, charges, vendor invoices; produce accurate financial reports.
- Strategic Leasing Management: develop marketing plans; refine leasing techniques; maintain accurate lease documentation; handle resident complaints and retention programs; show, lease, and move in prospective residents.
- Administrative & Maintenance Management: ensure accurate reporting; lead emergency response team; monitor maintenance service turnaround; maintain property appearance through inspections; manage property resources and supplies; supervise construction and rehabilitation activities.
Qualifications
- High School Diploma or equivalent; bachelor’s degree preferred or four years of experience in the housing industry, or relevant experience and training.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Proficiency with on‑site software functions; basic computer skills required.
- Basic knowledge of Fair Housing laws and OSHA requirements.
Physical Requirements
- Regular communication; repetitive wrist, hand, and finger motions; ability to work overtime, weekends, and night hours.
- Frequent standing or sitting for prolonged periods; occasional ladder, stair, scaffolding, step stool use; ability to lift and move objects up to 25 lbs.; operation of machinery or motor vehicles; operation in varied environmental conditions including extreme temperatures and confined spaces.
License / Equipment
- Reliable transportation required for emergency on‑call duty.
At Asset Living, a variety of factors are considered in making compensation decisions, including, but not limited to, skill set, background, training, certifications, etc. The offer for the top candidate will be based on the facts associated with each specific individual’s experience. The compensation package includes medical, dental, vision, life, accidental and disability insurance, 401(k) with employer matching, and commission and performance bonuses, when applicable. Full‑time employees also receive paid sick days and company holidays.
Salary Range
$29 per hour to $31 per hour
