Community Manager
The Community Manager oversees all operations of a housing community under the supervision of the Regional Manager. Responsibilities include personnel, leasing, maintenance, financial, administration & risk management, ensuring compliance with Asset’s policies, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Personnel Management – screen, hire, train, coach, and develop on‑site staff; create schedules; address performance issues promptly.
- Financial Management – achieve net operating income targets through cost control and revenue improvement; develop operating budgets; reconcile deposits, rent collections, and vendor invoices; prepare accurate financial reports.
- Strategic Leasing Management – develop marketing plans; use leasing strategies to secure closures; maintain accurate lease documentation; manage resident complaints and satisfaction.
- Administrative & Maintenance Management – ensure accurate reporting; lead emergency response; monitor service requests; maintain property appearance; manage resources and construction activities.
Education & Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one‑two years related experience and/or training.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Basic computer skills; understanding of on‑site software; knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regular communication; repetitive wrist/hand motions. Able to work overtime, weekends, and nights as needed.
- Prolonged standing or sitting; occasional ladder or stair use; ability to lift objects up to 25 lbs.; operate machinery, vehicles, or golf carts; work in varying temperatures and environments.
License / Equipment
- Reliable transportation due to emergency on‑call requirement.
Compensation & Benefits
Total rewards package includes medical, dental, vision, life, accidental, disability insurance; 401(k) with employer matching; commission and performance bonuses where applicable. Full‑time employees receive paid sick days and company holidays. Salary Range: $76,000 – $85,000 per year.
