Community Manager
The Community Manager oversees the entire operations of a housing community under the supervision of the Regional Manager. Responsibilities include managing personnel, leasing, maintenance, financials, administration, and risk management while ensuring compliance with Asset’s policies, safety, fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Personnel Management: Screen, hire, train, coach, and develop on‑site staff; maintain schedules and assignments; address performance issues; promote harmonious job performance.
- Financial Management: Achieve highest net operating income through cost control, revenue and leasing improvement; develop yearly budgets, monitor deposits, rent collections, vendor invoices, and financial closeout; ensure accurate financial reporting.
- Strategic Leasing Management: Develop marketing plan; support staff leasing techniques; ensure effective resident complaints handling and retention programs; show, lease, and move in prospective residents.
- Administrative & Maintenance Management: Provide accurate reporting; lead emergency response; manage service requests, customer service, property appearance, repairs, and maintenance activities; oversee equipment and supply utilization.
Education & Experience
- High School Diploma or equivalent; bachelor’s degree preferred or four years in the housing industry, or two years related experience.
- CAM (Certified Apartment Manager) or ARM (Accredited Resident Manager) preferred.
- Proficient in on‑site software functions and basic computer skills.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regular communication with others, repetitive motions of wrists/hand/fingers, ability to work overtime, weekends, nights.
- Standing or sitting for prolonged periods; occasional ladder/climbing, moving objects up to 25 lbs, operating machinery or power tools.
- Ability to work in various environments, including exposure to hazardous chemicals, extreme temperatures, and confined spaces.
License & Equipment
Must have reliable transportation due to the emergency on‑call requirement.
Salary Range
USD 80,000 – 85,000 per year.
