Community Manager The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. The role includes personnel, leasing, maintenance, financial, administrative, and risk management duties and ensures compliance with Asset’s policies, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

Personnel Management – screen, hire, train, coach, and develop on‑site staff; create and maintain schedules; handle performance issues and documentation.

Financial Management – achieve net operating income through cost control and revenue growth; prepare annual operating budgets; reconcile deposits, rent collections, vendor invoices, and financial reports.

Strategic Leasing Management – develop marketing plans; ensure effective leasing techniques; address resident complaints; implement retention programs; show, lease, and move in prospective residents.

Administrative & Maintenance Management – maintain accurate reporting; lead emergency response; monitor service request turnaround; perform routine inspections; manage property resources and maintenance activities.

Education / Experience

High School Diploma or equivalent; Bachelor’s degree preferred or four years of experience in the housing industry; or equivalent combination of education and experience.

Preferred certifications: Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM).

Basic computer skills and familiarity with on‑site software functions.

Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Regular communication, repetitive wrist/hand/finger motions, and extended periods of standing or sitting.

Ability to work overtime, weekend, and night hours (emergencies).

Capacity to ascend/descend ladders, stairs, and other equipment, lift up to 25 lbs., and operate machinery or motor vehicles.

Work outdoors in various weather conditions and in enclosed or hazardous environments.

License / Equipment

Reliable transportation required for emergency on‑call duties.

Salary Range : $100,000 per year to $115,000 per year
