Community Manager Responsible for overseeing all operations of a housing community under the supervision of the Regional Manager. Manages personnel, leasing, maintenance, financial, administrative and risk functions. Ensures compliance with Asset’s policies, safety, fair housing guidelines and liability concerns.
Essential Duties & Responsibilities
Personnel Management – Schedule staff, screen, hire, train, coach, develop and ensure compliance with company policies.
Daily on‑site attendance required.
Financial Management – Achieve net operating income through cost control, revenue & leasing improvement. Develop yearly operating budgets/forecasts. Reconcile deposits, rent collections, vendor invoices and ensure timely property closeout.
Strategic Leasing Management – Develop marketing plan and implement strategies. Manage leasing techniques, conduct resident complaints and satisfaction responses, retention programs, show, lease and move‑in prospective residents.
Administrative & Maintenance Management – Accurately report leasing and administrative data, lead emergency response, monitor maintenance requests, maintain property appearance and oversee repair activities.
Provide direction to maintenance, construction and rehabilitation activities ensuring quality and expediency.
Education / Experience
High School Diploma or equivalent; Bachelor’s degree preferred or four years in housing industry, or one to two years of related experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Basic computer skills and knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular standing, walking, sitting, occasional stooping, lifting up to 25 lbs.
Ability to meet tasks outlined and reasonable accommodations made for disabilities.
License / Equipment Must have reliable transportation due to emergency on‑call requirement.
Salary Range $26,000 per year to $30,000 per year.
