Assistant Community Manager Overview The Assistant Community Manager works under the Community Manager to oversee daily operations and financial functions of the housing community. The role is essential in managing rent collection, delinquency, and overall cash flow while supervising personnel, leasing, maintenance, and administrative duties. The manager ensures compliance with company policies, safety and fair housing guidelines, and liability concerns.

Responsibilities

Oversee day‑to‑day operations and financial activities of the community.

Manage rent collection, delinquency, and evictions to optimize cash flow.

Supervise all staff and maintain compliance with policies, safety, and fair housing regulations.

Implement financial management practices, including posting payments, reconciling accounts, preparing late notices, and ensuring budgeted revenues and expenses are met.

Conduct end‑of‑month closing procedures and report to leadership.

Prepare move‑out charges, statements, and security deposit refunds.

Attend on‑site daily and screen, hire, train, coach, and develop staff.

Maintain staff effectiveness through ongoing training, coaching, and guidance.

Ensure leasing processes, marketing strategies, and resident complaints are handled efficiently.

Develop resident retention programs and facilitate move‑in activities.

Provide excellent customer service and monitor maintenance response times.

Maintain property appearance, schedule repairs, and manage vendor relationships.

Plan and utilize property resources, equipment, and supplies economically.

Maintain accurate and organized records, and audit resident files.

Qualifications

High School Diploma or equivalent; Bachelor’s degree preferred or two years experience in housing.

Minimum of 1 year experience with affordable housing programs (e.g., LIHTC, HUD Project Based, Section 236).

Knowledge of affordable housing designations (HCCP, HCP‑E, COS, BOS, TCS, CPO) is preferred.

Basic computer skills and understanding of onsite software functions.

Basic knowledge of Fair Housing Laws and OSHA requirements.

Ability to understand and perform all onsite software functions.

Physical Requirements

Regularly required to stand or sit for prolonged periods, communicate with others, and perform repetitive wrist, hand, or finger motions.

Frequently required to move between work sites and lift objects up to 25 lbs., operate machinery or power tools, and work on ladders or in confined spaces.

Ability to work overtime, weekends, and evenings as needed.

Compensation Salary Range: $20 per hour to $20 per hour.
