Our client, a Denver‑based real estate developer, is searching for a key Senior Marketing Manager to own their full property marketing strategy. This person will directly oversee their website, lease ups, ILS management, and digital marketing campaigns.

Multi‑Family marketing experience is required! Key Responsibilities

Develop strategic marketing plans for each property and the full portfolio.

Determine monthly lead requirements based on occupancy, move‑out trends, and leasing velocity.

Build seasonal marketing plans tailored to the Denver rental market.

Recommend rent adjustments, promotional campaigns, and concession strategies based.

Lead Generation & Digital Advertising

Manage and optimize Google Ads (Search + Performance Max) and paid social (Facebook/Instagram).

Oversee all ILS platforms (Zillow, Apartments.com, Apartment List), including budget allocation, performance audits, and contract negotiations.

Maintain high‑quality marketing collateral (photos, videos, virtual tours, property descriptions).

Implement proper tracking using UTMs, landing pages, and conversion tagging.

CRM, Tracking, & Reporting

Ensure CRM platforms (Elise AI, Resman) are fully integrated and accurately tracking leads.

Present weekly and monthly reporting to the President.

Build and maintain dashboards covering:

Leads by channel

Tour booking %

Tour attendance %

Application conversion

Lease conversion

Cost per lead / cost per lease

Marketing spend vs. performance

Occupancy & Funnel Optimization

Monitor occupancy daily and forecast occupancy 30, 60, 90 days out.

Diagnose funnel issues and implement corrective strategies.

Improve operational consistency for lead follow‑up, nurturing, and tour scheduling.

Provide ongoing training for onsite leasing teams to improve conversion rates.

Manage relationships with Google Ads reps, ILS account managers, photographers, and creative vendors.

Track ROI and adjust marketing spend accordingly.

Review and approve marketing invoices, packages, and subscriptions.

Recommend budget optimizations for underperforming assets.

Serve as the marketing lead.

Partner with the President, Property Managers, and Leasing Managers to align marketing strategies with operational needs.

Communicate marketing insights clearly to ownership and senior leadership.

Lead training sessions for leasing teams on conversion strategies and CRM best practices.

Qualifications Required

5–8+ years of marketing experience, preferably in multifamily real estate or similar industries.

Strong, hands‑on experience with Google Ads, Zillow, Apartments.com, and Google Analytics.

Demonstrated success improving occupancy and funnel conversion metrics.

Excellent communication, analytical, and presentation skills.

Highly organized with the ability to manage multiple properties and deadlines.

Preferred

Familiarity with LIHTC or mixed‑income portfolios.

Experience with Resman or Elise AI.

Basic design skills (Canva, Adobe, or similar).

Experience training leasing or sales teams.
