Job Overview Join Thrive Communities as a Community Manager. In this full‑time role, you will oversee the financial, staffing, resident relations, and operational aspects of property management at selected locations. The position offers a competitive salary of $68,000.00–$70,000.00 and work days Monday through Friday, 9 am–6 pm. Company‑wide parties and events Responsibilities Financial Oversight Assist in the formulation of budgets and ensure adherence to guidelines. Collect rent, post deposits, and manage bank transactions. Handle evictions, utility cut‑offs, and landlord liens for delinquent rents. Submittal and approval of invoices for timely payment. Complete month‑end procedures and reports (deposit accounting, variances, lease expirations, write‑offs, receivable aging, etc.). Safeguard and reconcile the property credit card per accounting policies. Personnel & Leadership Hire, train, empower, and supervise on‑site staff with HR approval. Conduct ongoing training (marketing, leasing paperwork, safety, etc.). Perform performance reviews, time‑sheet approvals, and discipline documentation. Administrative & Compliance Maintain compliant lease files (MFTE, Section 8, etc.). Ensure office readiness and model apartment standards. Attend corporate management meetings and submit required reports. Prepare for audits and complete annual reporting. Resident Relations Cultivate a true sense of community and maintain a positive customer‑service attitude. Conduct move‑in/move‑out inspections and evaluate move‑out causes. Implement resident communications policies and procedures. Maintenance Walk and inspect property, verify vacant apartment conditions. Coordinate with maintenance staff for timely recondition of apartments. Oversee vendor and contractor communications and certifications. Monitor all maintenance activities. Marketing & Leasing Conduct monthly market surveys and trend reports. Welcome and show property to prospective residents; handle incoming calls and paperwork. Maintain awareness of market conditions via trade publications and professional organizations. Safety and Risk Management Report all liability and property incidents immediately. Ensure workers' compensation claims are recorded. Conduct safety checklists and monthly safety meetings. General Conduct all business in accordance with company policies. Perform additional duties as assigned by the Regional Manager. Desired Skills & Experience 3+ years of property management experience or equivalent. 6+ months of supervisory experience with strong leadership skills. Certified Apartment Manager (CAM) preferred. High School Diploma or equivalent preferred. Experience with Yardi/CRM and On‑Site preferred. History of accuracy in reporting and budgeting. Experience in daily pricing and market trend analysis. Desired Competencies Detail oriented with accurate reporting. Understanding of property budgeting and accounting. Ability to work in a fast‑paced, customer service environment. Knowledge of industry terms. Conflict de‑escalation and calm communication skills. Respect for diverse cultural and socio‑economic backgrounds. Effective communication and trust‑building. Strong stakeholder collaboration. Ability to meet multiple deadlines and work independently or as part of a team. Positive attitude and responsiveness to feedback. Strong problem‑solving skills. Professional interaction with co‑workers and the public. Excellent time management and prioritization. Proficiency in Microsoft Word, Outlook, and Excel. Fluent English writing, speaking, and comprehension. Physical Requirements Ability to stand and walk for 60% of the time; sit for 40%. Constant need to type, write, and grasp while working at a computer and answering phones. Occasional bending, stooping, squatting, climbing stairs, pushing/pulling, and reaching above shoulder.
