Job Summary Responsible for the operational and financial aspects of a community and meeting company goals in those areas. Results are achieved by facilitating the optimum performance of the community in areas such as personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, information reporting and compliance with all applicable laws and company policies.
Essential Duties and Responsibilities Operate the community within the financial guidelines and approved budget.
Ensure rents are collected when due and monies are posted in a timely manner; issue 5‑day notices (Pay or Quit) and evictions.
Work one weekend a month, preferably the first weekend of the month.
Perform physical inspections of the community and verify condition of vacant apartments; coordinate with maintenance staff to ensure timely recondition of apartments after move‑out.
Directly supervise the office staff and maintenance supervisor; indirectly supervise maintenance operations including technicians, grounds and housekeeping.
Maintain knowledge of Fair Housing Laws.
Interview, hire, and onboard all community team members; order maintenance uniforms and ID badges.
Uphold professional appearance and behavior for self and community team members.
Manage inventory and ordering of all necessary administrative supplies and equipment for the office staff.
Ensure all policies and procedures of the Company are thoroughly understood, implemented, and enforced; all personnel operate within those regulations.
Supervise leasing operations, ensuring effective sales techniques and methods are employed.
Approve and submit invoices for payment through Nexus.
Ensure resident requests or complaints are addressed in a timely, efficient, and courteous manner.
Create and analyze reports such as Leasing Trends, Financial Performance and Projections, and Occupancy Verifications.
Implement and maintain a resident retention program, including referral or social activity programs.
Maintain OSHA standards and company safety policies at all times.
Report any unusual extraordinary circumstances regarding residents or the community.
Pursue educational opportunities and self‑improvement for personal growth and development.
Supervisory Responsibilities Directly supervise one or more team members in the office and/or maintenance teams. Responsibilities include interviewing, hiring, training, planning, assigning, and directing work; appraising performance; rewarding and disciplining; addressing complaints; and resolving problems in accordance with organization policies and applicable laws.
Qualifications Education and Experience : High school diploma or general education degree (GED) with three to five years of related experience and/or training; or equivalent combination. LIHTC & HUD experience required.
Communication and Presentation Skills : Ability to read, analyze, and interpret business periodicals, journals, technical procedures, and governmental regulations. Ability to prepare reports, business correspondence, and present information to managers, residents, and the public.
Leadership and Staff Development : Experience in managing a diverse workforce; ability to manage conflict, provide direction, and drive results.
Analytical and Mathematical Skills : Ability to perform basic arithmetic, interpret financial statements, and identify operating trends and variances.
Problem Solving and Reasoning : Ability to make and implement decisions under risk and uncertainty; apply common sense to detailed instructions.
Certificates, Licenses, Designations : CAM or RAM preferred; Fair Housing certification within 1 day of hire; Sexual Harassment, Workplace Harassment, and Drug‑Free Workplace courses within 7 days of hire.
Physical Demands : Regular use of hands, standing, walking, reaching, climbing, stooping, kneeling, and occasional lifting of up to 10 pounds.
