Director of Community Relations

to lead outreach efforts, build meaningful connections, and guide prospective residents through the move-in journey.

The Director of Community Relations is responsible for driving community occupancy through effective marketing, relationship-building, and personalized support to prospective residents and their families. This role partners closely with the Executive Director and leadership team to ensure a warm, professional, and seamless experience from initial inquiry to move-in.

Aboutthis Role TheMarketing Director/Director of Community Relations is responsible for direct sales, meeting pre-lease goals andtargets, achieving maximum occupancy and total revenue potential of theCommunity by attracting qualified prospects and converting those prospects intoResidents. Responsibilities include management of the department reporting aswell as the execution of the marketing plan.

Essential Functions

Responsiblefor Community outreach and education activities for creating referrals.

Specificgoals include but are not limited to:

Twointernal group presentations per month

Twoexternal group presentations per month

Twotargeted group mailings per month

Tenmeetings with potential new referrers per week

Onefax bomb per month to key referral sources

Fifteentelephone calls per day

Fivereferrals received per week

Coordinatesoutreach meetings for other key staff including General Manager,ResidencyCounselor, and Relocation Specialist.

Providesdirect sales back-up for Community Residency Counselor, answeringtelephoneinquiries, scheduling visits, conducting tours and closing sales asneededwhen Community Residency Counselor is not available.

Knowsand consistently uses a customer-oriented selling approach.

Providesalternate weekend coverage.

Participateswith Residency Counselor and Relocation Specialist on developmentofeffective sales and marketing plans drawing on information from analysisof thecompetitive environment.

Updateskey competitor evaluation and price surveys semi-annually.

Provenrecord of identifying and developing professional referral sources.

PhysicalRequirements

Spendsat

least 30% of time on travel to referral sources in market area.

Miscellaneous

Mayspend as much as

30% oftime on travel to referral sources in market area.

Maybe required to work weekends and holidays as assigned.

Maybe required to work on shifts other than the one for which hired.

Subjectto exposure to infectious waste, diseases, conditions, etc., includingHIV,AIDS, and Hepatitis B and C viruses.

Couldbe subject to hostile and emotionally upset Residents due to mentalstatus.

Background,criminal, and drug tests may be required.

Maybe asked to submit to random drug test during employment.

Mayhave their picture taken and image used in social media or communityadvertising.

Maybe video recorded from devices installed by families in residents’apartments.
