Assistant Community Manager The Assistant Community Manager oversees daily operations and financial functions of the housing community under the supervision of the Community Manager. The role includes delinquency management, rent collection, financial reporting, personnel, leasing, maintenance, administration, and risk management duties when the Community Manager is absent. As an onsite leader, the Assistant Community Manager supervises property staff, ensuring compliance with company policies, safety and fair housing guidelines, and liability concerns.
Financial Management
Post all payments and income from applicants, residents, and non‑current residents accurately and timely.
Process and reconcile daily account receivables.
Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
Post all charges to resident and non‑current resident accounts; include bill back of utilities where applicable.
Perform end‑of‑month closing procedures and reporting.
Maintain accurate records and audit resident files.
Walk units and post move‑out charges, statements, and security deposit refunds.
Personnel Management
Regular/daily onsite attendance required.
Screen, hire, train, coach, and develop onsite staff using company directives.
Ensure effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with training benchmarks.
Promote harmony and quality job performance through support and effective leadership.
Ensure staff compliance and consistency with company policies.
Strategic Leasing Management
Ensure staff leasing techniques are effective in closing leases, following up, signing/documenting leases, and maintaining accurate reporting systems.
Implement marketing strategies and systems from the annual marketing plan.
Deal with resident complaints, concerns, and requests to ensure satisfaction.
Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletter).
Effectively show, lease, and move in prospective residents.
Administrative Management
Manage customer service and monitor maintenance service turnaround.
Maintain property appearance and ensure repairs are completed promptly.
Assist in supervising all business functions related to operations.
Plan and utilize property resources, equipment, and supplies economically, including obtaining vendor bids/pricing.
Education / Experience
High School Diploma or equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
Ability to understand and perform all onsite software functions; basic computer skills required.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Remain standing or sitting for prolonged periods; communicate with others; perform repeated wrist, hand, and finger motions; assess accuracy and thoroughness of work.
Move about to accomplish tasks or move from one worksite to another.
Occasionally ascend/descend ladders, stairs, scaffolding, ramps, step stools, move self, lift objects up to 25 lbs., operate machinery or power tools, operate motor vehicles or golf carts, inspect objects, work overtime, weekends, nights, in small or enclosed spaces, traverse flat and non‑flat terrain, work in extreme temperatures, or be exposed to hazardous chemicals.
Compensation At Asset Living, various factors are considered in making compensation decisions, including skill set, background, training, certifications, and more. The offer is dependent on each candidate’s relevant experience. Full‑time employees receive a comprehensive rewards package that includes medical, dental, vision, life, accidental, and disability insurance, 401(k) with employer matching, and commission or performance bonuses when applicable. Full‑time employees also receive paid sick days and company holidays.
Salary Range: $20 per hour to $25 per hour
