Position Overview Community Manager – oversee daily operations of a housing community under the Regional Manager. Responsible for personnel, leasing, maintenance, financial, administration, and risk management, ensuring compliance with Asset Living policies, safety, fair housing guidelines, and liability requirements.

Essential Duties & Responsibilities

Personnel Management

Regular/daily onsite attendance required

Use company directives to screen, hire, train, coach, and develop on‑site staff

Ensure staff effectiveness through training, coaching, counseling, and guidance in compliance with Asset training benchmarks

Complete weekly/daily office and maintenance staff schedules and assignments

Deal effectively with performance problems, documenting, communicating with supervisor and HR, and terminating appropriately when necessary

Promote harmony and quality job performance of staff through support and effective leadership

Ensure staff compliance and consistency with Company policies and procedures

Financial Management

Achieve highest possible net operating income through effective cost control and revenue & leasing improvement; identify trends and recommend strategies

Develop yearly operating budgets and forecasts

Monitor timely receipt and reconciliation of deposits, rent collections, and charges to ensure they are submitted on time

Monitor timely receipt, reconciliation, and coding of all vendor invoices

Ensure property closeout is completed on time and ownership financial reports are accurate

Strategic Leasing Management

Develop yearly marketing plan and utilize marketing strategies & systems

Ensure staff leasing techniques are effective in obtaining closure, follow‑up procedures met, signing/documentation of leases, and reporting systems are accurate and up to date

Deal with resident complaints, concerns, and requests to ensure resident satisfaction

Develop and implement resident retention programs (resident functions, special promotions, monthly newsletter, etc.)

Effectively show, lease, and move in prospective residents

Administrative & Maintenance Management

Ensure all administrative & leasing reporting is accurate, complete, and submitted on a timely basis

Lead emergency team for the property; ensure proper response and handling of all property emergencies with staff, residents, building, etc., within company guidelines to minimize liability

Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff

Maintain property appearance and ensure repairs are completed on a timely basis (regular property inspections and tours required)

Plan for and utilize property resources, equipment, and supplies economically (obtain bids/pricing from vendors and contractors)

Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency (walk units to ensure make‑ready and complete work orders)

Education & Experience

High School Diploma or Equivalent; Bachelor’s degree preferred or four‑year experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.

Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.

Ability to understand and perform all on‑site software functions; basic computer skills required.

Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Regularly required to communicate with others to exchange information, repeat motions that may include wrists, hands, and/or fingers, assess accuracy, neatness, and thoroughness of work assigned, and be able to work overtime, weekends, and night hours (emergencies).

Frequently required to remain in a stationary position, often standing or sitting for prolonged periods, move about to accomplish tasks, or move from one worksite to another.

Occasionally required to ascend/descend ladders, stairs, scaffolding, ramps, step stools, and the like, move self into different positions to accomplish tasks in various environments, including tight and confined spaces, work in an overhead position and reach, adjust or move objects of up to 25 lbs in all directions, lift and place objects up to 25 lbs, operate machinery or power tools, operate motor vehicles and/or golf carts, identify and inspect objects, work in extremely low or high temperatures, work in outdoor environments such as precipitation and wind, work in small and/or enclosed spaces, traverse flat and non‑flat terrain, be exposed to hazardous chemicals.

License / Equipment

Must have reliable transportation due to the emergency on‑call requirement.
