Key Responsibilities

Creates an environment of cooperation, enthusiasm, and professionalism among associates, residents, and supplier partners.

Builds high‑performing teams by interviewing, hiring, onboarding, coaching, and setting goals to improve engagement, retention, and performance.

Leads daily sales huddles and coaching to enhance leasing performance, resident satisfaction, and revenue.

Partners with the Maintenance Supervisor to align maintenance and onsite operations, ensuring high occupancy and resident experience.

Assigns tour zones and home responsibilities, walks zones to maintain standards, and resolves deficiencies.

Manages property operations to meet or exceed occupancy, expense, and CNOI goals.

Maintains financial performance through variance reporting, PO execution, invoicing, expense monitoring, and revenue‑generating strategies.

Analyzes market conditions, occupancy trends, and pricing to recommend rent adjustments and retention programs.

Monitors resident events, social media, and reviews; aligns activities with company standards.

Collaborates with marketing to develop programs that improve the customer experience and promote the Lantower brand.

Uses property management and CRM systems to track community movement, applications, move‑ins/out, service requests, and resident communications.

Works with Central Finance to resolve delinquent and prepaid research, eviction processes, and notice delivery.

Performs other duties as assigned.

Organizational Responsibilities

Follow and comply with company policies, SOPs, and departmental standards.

Practice proper safety techniques and report injuries promptly.

Maintain knowledge of leasing laws, Fair Housing, and collection practices.

Identify opportunities to improve selling and customer service; support community efficiency and productivity.

Stay current on property management systems and technologies.

Working Conditions

Work in office and onsite; willing to travel between properties and to other regions.

Flexible schedule, weekend work required, occasional overnight stays.

Physical exposure to outdoor elements and varied temperatures.

Must have reliable transportation, a valid driver’s license, and automobile insurance.

Physical Demands

View computer screens and documents for extended periods.

Lift or carry up to 20 pounds.

Walk, stand, sit, and climb stairs while touring the community.

Requirements

High school diploma or GED; Minimum 3+ years in multi‑family industry with a team managing preference.

Minimum 2 years supervisory/managerial experience.

Proven people leadership, hiring, coaching, and goal communication.

Initiative, strong customer and vendor communication, and problem‑solving skills.

Financial statement knowledge and data‑driven decision making.

Knowledge, Skills, and Abilities

Development and motivation of teams with a positive hiring track record.

Effective onboarding and one‑on‑one coaching for performance improvement.

Strong interpersonal, verbal, and written communication with residents, associates, and vendors.

Time management, organization, and multitasking under stress.
