Manages the day‑to‑day operations of an assigned property, controls financial performance, and ensures compliance with company policies and regulatory laws. Job Description
Provides input into the property budget by analyzing financial statements and market information. Meets targeted revenues by setting rent rates, ensuring collections, preparing financial status reports, and making bank deposits. Approves vendor invoices after reconciling work performed, verifying insurance certificates, coding charges to the correct Chart of Account, and coordinating communication with vendors, accounting, and the owner. Controls expenditures, stays within the approved budget, and manages the petty cash fund. Oversees lease enforcement, approves applications, conducts inspections, follows notice requirements, and evicts residents as necessary. Analyzes market trends and implements marketing and leasing strategies to achieve occupancy and revenue goals. Promotes resident satisfaction by timely response to complaints, questions, and requests, and ensuring maintenance staff meet response standards. Conducts regular property inspections to maintain standards of safety, cleanliness, and appearance. Supervises property staff: interviews, hires, trains, and manages performance according to company policies. Assists in managing the client/owner relationship, providing updates and meeting owner requests. Physical Demands
Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods. Work inside and outside in all weather conditions. Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance. Travel as required for other properties, training, or business meetings. Work a flexible schedule, including evening, weekend, and holiday call‑in duties. The salary range for this position is $75,000 - $85,000. Additional Compensation
Corporate positions: eligible for quarterly or annual bonus based on individual and company performance. Onsite property positions: eligible for weekly, monthly, and/or quarterly bonus programs. Benefits Offered
