Community Manager
As a Community Manager, you will oversee the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration, and risk management, while ensuring compliance with Asset’s policies, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Personnel Management
- Regular and daily onsite attendance is required.
- Screen, hire, train, coach, and develop on‑site staff.
- Conduct ongoing training, coaching, counseling, and guidance.
- Develop weekly‑daily staff schedules and assignments.
- Address performance problems, documenting and communicating with HR, and terminate when necessary.
- Promote harmonious and quality staff performance through effective leadership.
- Ensure staff compliance with company policies and procedures.
- Financial Management
- Maximize net operating income through effective cost control and revenue & leasing improvement.
- Develop yearly operating budgets/forecasts.
- Ensure timely receipt and reconciliation of deposits, rent collections, and charges.
- Reconcile and code vendor invoices promptly.
- Ensure accurate property closeout and ownership financial reports.
- Strategic Leasing Management
- Develop yearly marketing plan and implement marketing strategies & systems.
- Ensure effective leasing techniques, documentation, and reporting.
- Resolve resident complaints, concerns, and requests for satisfaction.
- Develop and implement resident retention programs.
- Show, lease, and move in prospective residents.
- Administrative & Maintenance Management
- Maintain accurate and timely administrative & leasing reporting.
- Lead the emergency team for the property.
- Manage customer service, monitoring service request turnaround.
- Maintain property appearance and ensure timely repairs.
- Plan and utilize property resources, equipment, and supplies economically.
- Direct and monitor maintenance, construction, and rehabilitation activities.
Education & Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years of experience in the housing industry; or one to two years of related experience and/or training.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Basic computer skills required; knowledge of on‑site software functions.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regular communication with others, repetitive motions involving wrists, hands, and/or fingers; ability to work overtime, weekends, and night hours (emergencies).
- Ability to remain in stationary positions, standing or sitting for prolonged periods, and move between work sites.
- Capacity to ascend/descend ladders, stairs, scaffolding, ramps, step stools; operate machinery, power tools, and vehicles; work in various environments including confined spaces and extreme temperatures.
License / Equipment
- Must have reliable transportation due to the emergency on‑call requirement.
Salary Range: $65,000 per year to $71,000 per year
