Job Details
- Location: Portland, OR
- Salary: $68,000 - $70,000 per year
- Schedule: Full‑time; Monday - Friday; 9 am – 6 pm

Job Responsibilities
- Financial Oversight: Assist in budgeting, stay within guidelines, collect rents, process bank deposits, handle evictions, manage invoices, complete month‑end reporting, and reconcile property credit cards.
- Personnel & Leadership: Hire, train, empower, motivate, supervise, discipline, perform performance reviews, manage timesheets, and provide ongoing coaching.
- Administrative/Office/Compliance: Maintain lease files, open office on schedule, attend corporate meetings, keep activity records, submit required reports, and prepare for audits.
- Resident Relations: Foster community sense, maintain customer service, conduct move‑in/move‑out inspections, review vacate notices, and implement resident communication policies.
- Maintenance: Inspect property, coordinate with maintenance staff, schedule vendor work, and monitor maintenance activities.
- Marketing & Leasing: Conduct market surveys, show property to prospects, handle inquiries, and process paperwork.
- Safety & Risk Management: Report incidents, manage workers’ compensation, maintain water intrusion and mold policies, conduct safety checklists, and hold monthly safety meetings.
- General: Follow company policies, perform additional duties as assigned by the Regional Manager.
Desired Skills & Experience
- 3+ years of property management or equivalent experience
- 6+ months of supervisory experience with strong leadership skills
- Certified Apartment Manager (CAM) preferred
- High school diploma or equivalent preferred
- Experience with Yardi/CRM and On‑Site preferred
- History of accurate reporting and budget oversight
- Experience in daily pricing and adapting to market changes

Physical Requirements
- Ability to stand, walk, or sit as needed; 60% of time on feet, 40% seated
- Constant typing, writing, and phone use at a computer
- Occasional bending, stooping, squatting, climbing stairs, pushing/pulling, and reaching above shoulder level
- Ability to lift/push/pull up to 25 lbs occasionally; frequent up to 20 lbs
