Role Overview

As a Community Manager you will oversee all operational aspects of a housing community under the supervision of the Regional Manager. You will manage personnel, leasing, maintenance, financial, administration, and risk management to ensure compliance with Asset’s policies, safety, fair‑housing guidelines, and liability concerns.

Essential Duties & Responsibilities

  • Personnel Management – screen, hire, train, coach, and develop on‑site staff.
  • Attend on‑site daily and maintain consistent training and coaching.
  • Develop weekly/daily schedules and assignments for office and maintenance staff.
  • Address performance issues, document, and take corrective action when needed.
  • Promote harmony and high job performance through support and leadership.
  • Ensure staff compliance with company policies.
  • Financial Management – achieve highest possible net operating income, implement cost control, improve revenue and leasing, identify trends, and recommend strategies.
  • Develop yearly operating budgets/forecasts.
  • Reconcile deposits, rent collections, charges, and vendor invoices.
  • Ensure accurate property closeouts and ownership financial reports.
  • Strategic Leasing Management – develop yearly marketing plan and use marketing strategies and systems.
  • Ensure effective leasing techniques, documentation, and reporting systems.
  • Handle resident complaints, concerns, and requests to ensure satisfaction.
  • Implement resident retention programs (e.g., resident functions, promotions, newsletters).
  • Show, lease, and move in prospective residents.
  • Administrative & Maintenance Management – maintain accurate and timely reporting.
  • Lead the emergency team and ensure proper response to all emergencies.
  • Provide excellent customer service and monitor maintenance request turnaround.
  • Maintain property appearance and complete repairs promptly through inspections.
  • Optimize property resources, equipment, and supplies, obtain bids, and manage vendors.
  • Direct and monitor maintenance, construction, and rehabilitation activities.

Education and Experience

  • High‑school diploma or equivalent; bachelor’s degree preferred or four years of experience in the housing industry; or one‑two years of related experience or training; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic on‑site software proficiency and computer skills.
  • Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Required to communicate, repeat motions with wrists/hands/fingers, review work, and may work overtime, weekends, and nights.
  • Frequently required to stand or sit for prolonged periods and move about to accomplish tasks.
  • Occasionally required to ascend/descend ladders, stairs, scaffolding, etc., operate machinery or power tools, and work in various environments including confined spaces and extreme temperatures.

License and Equipment

  • Reliable transportation is required due to emergency on‑call responsibilities.

Salary Range

$85,000 to $110,000 per year
