SCOPE

Under the direction of the Regional Manager, the Community Manager will provide competent and effective leadership to ensure the growth and success of both the community and its employees. Responsibilities include general administration, maintenance, leasing, resident relations, rent collection, violation cleanup, personnel oversight, resource allocation, and compliance with all applicable fair housing laws governing real estate sales, leasing, and maintenance services.

RESPONSIBILITIES

  • Maximize overall operating performance and return on investment by managing occupancy, delinquency, violations, and curb appeal/maintenance of the community infrastructure.
  • Perform weekly property visits to evaluate compliance with community policies regarding parking, curb appeal, pets, and property maintenance.
  • Ensure all rents are collected by month’s end and handle delinquent accounts.
  • Hire, onboard, train, and manage performance of Maintenance Technicians and Assistant Community Managers.
  • Develop and monitor labor and operational budgets; prepare budgets for labor and operational costs and maintain compliance.
  • Enforce all policies, rules, and procedures for residents, visitors, vendors, and employees.
  • Conduct direct sales and marketing activities, maintaining up-to-date sales materials, flyers, banners, and promotions; list homes on sites such as Craigslist, Facebook, and others; follow up on leads and complete all sales paperwork.
  • Manage new home inventory to protect asset value through proper setup, inspections, title, utilities, etc., until sale completion.

QUALIFICATIONS

  • High School diploma or equivalent required; college degree preferred.
  • 3 years of related management experience in retail, hospitality, or property management preferred.
  • Demonstrated leadership, guidance, and the ability to delegate priority tasks.
  • Experience with budget development, monitoring, financial management, and analysis.
  • Moderate proficiency in office productivity software; knowledge of rent management software preferred.
  • Understanding and application of company policies, local, state, and federal regulations regarding facility management and fair housing.
  • Bilingual in English/Spanish preferred.

PHYSICAL REQUIREMENTS

Occasional exposure to wet and/or humid conditions; occasional lifting of packages up to 20 lbs.; frequent walking; frequent exposure to outside weather conditions.

COMPENSATION

$55,000.00 - $58,000.00 /YR (Based on experience) plus sales commission.
