Marketing or On‑Site Property events as needed
Compensation: 90k‑110k
ESSENTIAL DUTIES AND RESPONSIBILITIES
include the following but are not limited to the job specifications contained herein.
Lead marketing meetings for specified portfolio
Implement occupancy/revenue strategies to include property enhancements, improvements to increase revenue and customer satisfaction
Update owner, regionals, executives on property performance, including quarterly Investor Report
Track and drive property revenues to include revenue and concessions
Audit occupancy trends, goals, traffic, closing ratios, advertising effectiveness, and lease expirations using Yardi and other sources
Manage monthly budget for specified portfolio
Comp research, tracking and reporting to analyze market for specified portfolio
Create and implement Marketing Plan and Budget for all properties in portfolio
Manage LEM (Lease Expiration Management)
Lead efforts in gathering and analyzing market intelligence to identify emerging trends, competitive positioning, and customer preferences
Translate market insights into actionable strategies that inform product development, pricing, and promotional initiatives
Monitor industry shifts and consumer behavior to proactively adjust marketing tactics and maintain brand relevance
Technology Leadership & Product Testing
Champion the adoption of innovative marketing technologies and platforms that enhance the leasing team’s effectiveness and prospect engagement
Collaborate with cross‑functional teams to pilot and evaluate new digital tools, CRM enhancements, and automation solutions
Drive continuous improvement in the prospect journey by testing and implementing tech‑enabled solutions that streamline communication, personalization, and conversion
Oversee online reputation for portfolio and implement strategies and plans to improve or keep properties in good standing
Create/oversee property websites
Create/implement and successfully manage digital campaigns
Social media
Implement social media plans/strategies for properties
Event planning and management
Create events that complement marketing plans for each property
Assist Marketing Director/VP of Marketing
Brand development
Asset Strategy (lease up, rebrand, property reposition)
Company‑wide initiatives
Work with team to take lead for different department initiatives. Each Marketing Director will serve as lead on one company initiative
Qualifications To perform this job successfully, an individual must be able to perform each essential duty satisfactorily with proficiency in property management operations. Must have organizational, analytical and decision‑making skills. Must have excellent communication, management and computer skills along with experience in Excel, Word, PowerPoint. Teams, Graphic design, social media, exposure to online platforms and software highly desirable. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
Education & Experience College degree preferred in Marketing or Communications or other related field; but must have a minimum of high school diploma. Additional highly desired experience includes event planning (or support), video editing capabilities, digital marketing strategy, HTML, and familiarity with Adobe products such as InDesign and Adobe Acrobat Pro.
Language Skills Superb verbal and written communication skills. Ability to read, write and comprehend instructions, reports, and correspondence in English. Effectively present information to owners, residents, and employees of the organization. Perform all language skills in English with additional language skills a plus.
Mathematical Skills Knowledge of basic accounting principles with the ability to read and understand financial statements and budgets.
Reasoning Ability Ability to apply common sense and sound management practices in dealing with a variety of challenges and difficult situations.
Transportation Must have valid driver’s license and well‑maintained reliable transportation.
Physical Demands While performing the duties of this job, the employee is regularly required to talk and hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms.
