The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. Responsibilities include personnel, leasing, maintenance, financial administration, and risk management. As the on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies, safety and fair housing guidelines, and liability considerations. Essential Duties & Responsibilities
Personnel Management: manage on-site staff, conduct screening, hiring, training, coaching, development, and performance management. Regular/daily on-site attendance is required. Develop and implement staff training plans; promote ongoing coaching and guidance in line with Asset training benchmarks. Prepare weekly/daily staff schedules and assignments. Address performance problems, document appropriately, and involve direct supervisor and HR when necessary. Promote a harmonious work environment and high-quality job performance through effective leadership. Ensure staff compliance with Company policies and procedures. Financial Management: work to maximize net operating income through cost controls and revenue/leasing improvements; identify trends and recommend actions. Develop yearly operating budgets/forecasts; monitor deposits, rent collections, and related revenues for timely processing. Monitor vendor invoices for timely receipt and coding; ensure accurate property closeout and ownership financial reporting. Strategic Leasing Management: develop yearly marketing plans and utilize strategic marketing systems; ensure effective leasing techniques, documentation, and reporting are accurate and up to date. Handle resident complaints, concerns, and requests to ensure resident satisfaction; develop and implement retention programs (e.g., resident events, promotions, monthly newsletter). Show, lease, and move-in prospective residents; maintain high service levels for residents. Administrative & Maintenance Management: ensure accurate and timely reporting; head emergency team for the property and manage emergencies per company guidelines to minimize liability. Provide excellent customer service and monitor maintenance service request turnaround and responsiveness; oversee property appearance and timely repairs; conduct regular property inspections and tours. Resource planning: obtain bids, price shop vendors, manage contractor relationships, and ensure efficient use of property resources, equipment, and supplies. Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and timely completion. Education/Experience
High School Diploma or Equivalent; Bachelor’s degree preferred, or four years’ housing industry experience; or one to two years related experience and/or training; or equivalent combination of education and experience. Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. Ability to perform on-site software functions; basic computer skills required. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements
Regularly able to communicate with others, perform tasks, and work overtime, weekends, and night hours as needed (emergencies). Typically sit or stand for extended periods, with ability to move about as required. Occasionally required to ascend/descend ladders and stairs, work in various environments, lift up to 25 lbs, operate tools and vehicles, and work in varying temperatures and outdoor conditions. License/Equipment
Must have reliable transportation due to on-call/emergency requirements. Salary Range:
$65,000 per year to $68,000 per year Note: This job description is not all-inclusive and may be modified at any time. The offer extended may include additional compensation as part of Asset Living’s total rewards package, which includes medical/dental/vision/life/disability insurance, 401(k) with employer matching, and potential bonuses.
