Outside Sales Counselor

The Outside Sales Counselor’s primary responsibility is to generate new home sales by leveraging relationships with the Realtor and new home buyer, utilizing all available tools, and demonstrating value, selling, and closing homes with an emphasis on exceptional customer service. The Counselors will also serve as the liaison between Realtors, new homebuyers, construction, the Closing Department, and Title Company.
Responsibilities
Accomplish sales and customer service goals as determined by the Sales Leader.
Maintain existing and cultivate new Realtor relationships through long‑term partnership methods.
Connect unrepresented homebuyers to Realtors and foster the partnership throughout the homebuying process.
Actively manage partnership to ensure the overall look of the communities and surrounding area remain pristine and provide a quality experience as guests tour communities and homes.
Create, practice, refine, and continually improve your personal sales presentation to convert leads.
Use consultative selling techniques to teach customers about the home buying industry and influence a sale.
Proactively utilize the CRM system to effectively manage discovery and follow‑up strategies for all potential customers.
Engage visitors and demonstrate our models, home sites, and/or showcase homes as needed.
Provide community, home site, floor plan, and pricing information.
Ask for the sale, drive traffic, and sell from multiple Meritage communities that meet the buyer’s needs.
Present the Meritage Homes Purchase Agreement to buyers in a professional manner, explaining payment, tax, insurance, CC&R, HOA rules, and other amenity information.
Actively solicit business using Salesforce.com to maximize prospecting efficiency.
Ensure accurate and timely completion of all buyer paperwork and internal reporting.
Assist buyers with scheduling appointments with design studio, operations managers, mortgage, and title companies.
Communicate with lenders, keep current on loan status, and expedite processing and closing of all sales.
Qualifications
Education:
Minimum high school diploma or equivalent; some college or bachelor’s degree preferred.
Experience:
3+ years in outside sales; one year of new‑home sales experience preferred.
Technical Skills:
Valid real estate license may be required; proficiency with Microsoft Office (Outlook, Word, Excel).
Communication Skills:
Strong oral/write skills, excellent customer service, ability to influence and close large price‑point sales.
Judgment & Interpersonal:
High integrity, self‑directed, proactive, team player.
Organizational:
Highly organized, detail‑oriented, flexible, able to prioritize multiple projects.
