Job Summary Shows and leases apartments to prospective residents and supports community's marketing plan.
Responsibilities
Assist applicants in completing rental applications and collect security deposits.
Ensure “model” and target apartments are ready for show; maintain clean and orderly work areas and office; maintain curb appeal of the community.
Maintain thorough knowledge of lease terms, specifications, and all community policies.
Apply required telephone and sales techniques.
Understand Fair Housing Standards.
Employ leasing techniques and sales methods as outlined in the Leasing & Marketing Manual; stay fully informed of current rental rates, sizes, locations, and all amenities of the community.
Maintain contact with apartment locator services and local businesses to provide informational materials; update periodically.
Perform competitive property "shopping."
Develop full knowledge of application information required, screening processes and policies regarding rentals.
Create and maintain an ongoing resident retention program under direction of Community Manager.
Maintain proper residential and community file organization.
Maintain monthly market surveys.
Process all required administrative forms, reports and related information efficiently and timely.
Report unusual or extraordinary circumstances regarding the community or residents.
Handle resident requests and complaints courteously and efficiently.
Maintain a professional appearance and behavior at all times.
Pursue educational opportunities and self-improvement for personal growth and development.
Supervisory Responsibilities This job has no supervisory responsibilities.
Qualifications Education and/or Experience:
High school diploma or GED; or one to three months related experience and/or training; or equivalent combination of education and experience.
Language Skills:
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals; write routine reports and correspondence; speak effectively before groups of customers or team members.
Mathematical Skills:
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages.
Training, Certifications, Licenses and Designations:
Fair Housing must be completed within 1 day of hire; Preventing Sexual Harassment, Workplace Harassment and Drug Free Workplace courses must be completed within 7 days of hire.
Reasoning Ability:
Apply common sense to carry out detailed but uninvolved written or oral instructions; deal with problems involving a few concrete variables in standardized situations.
Certificates, Licenses, Registrations:
Certified Apartment Manager (CAM) or Resident Apartment Manager (RAM) designations are highly recommended; Fair Housing Certification required within 14 days of hire.
Physical Demands Regularly use hands to finger, handle, or feel and talk or hear. Frequently stand, walk, sit, and reach with hands and arms. Occasionally climb or balance; stoop, kneel, crouch, or crawl. Occasionally lift and/or move up to 10 pounds. Required vision includes close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
Work Environment The work environment often includes outside weather conditions. Noise level is usually moderate.
