Job Summary:
Shows and leases apartments to prospective residents and supports the community's marketing plan.
Essential Duties and Responsibilities
Assists applicant in completing rental application and collects security deposit.
Ensures model apartments and target apartments are ready for show; maintains work areas and office in a clean and orderly manner; maintains awareness of the community's curb appeal.
Possesses thorough knowledge of lease terms, specifications, and all community policies.
Employs required telephone and sales techniques.
Applies knowledge of Fair Housing Standards.
Uses leasing and marketing techniques and sales methods outlined in the Leasing & Marketing Manual; remains fully informed of current rental rates, sizes, locations, and all amenities of the community.
Maintains contact with all apartment locator services and local businesses to provide informational material; updates periodically.
Conducts “shopping” of competitive properties.
Develops full knowledge of application information required, screening processes and policies regarding rentals.
Develops and maintains an ongoing resident retention program under the direction of the Community Manager.
Maintains proper maintenance of all resident and community files.
Monitors and maintains market surveys on a monthly basis.
Process all required administrative forms, reports, and related information efficiently and in a timely manner.
Reports unusual or extraordinary circumstances regarding the community or residents.
Handles resident requests and complaints courteously and efficiently.
Maintains a professional appearance and behavior at all times.
Pursues educational opportunities and self‑improvement for personal growth and development.
Supervisory Responsibilities This job has no supervisory responsibilities.
Qualifications Education and/or Experience:
Must have experience with LIHTC. High school diploma or GED; or one to three months related experience and/or training; or equivalent combination.
Language Skills:
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or team members.
Mathematical Skills:
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages.
Training, Certificates, Licenses, and Designations:
Fair Housing certification required within 1 day of hire. Preventing Sexual Harassment, Workplace Harassment, and Drug‑Free Workplace courses required within 7 days of hire.
Reasoning Ability:
Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
Certificates, Licenses, Registrations:
Fair Housing Certification required within 1 day of hire.
Physical Demands:
Requires frequent use of hands to finger, handle, or feel and to talk or hear. Regularly stands, walks, sits, and reaches with hands and arms; occasionally climbs or balances; stoops, kneels, crouches, or crawls. Occasionally lifts or moves up to 10 pounds. Requires close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
Work Environment:
Frequently exposed to outside weather conditions. Noise level typically moderate.
