Roaming Property Manager - Central I Fairway Management, Inc.

Location: Columbia, MO | Schedule: Full Time 8am to 5pm Monday through Friday

Job Summary Roaming Property Managers play a key role in providing support to our property management staff. They are responsible for assisting FWM communities around the region by providing support in daily operations, marketing and leasing apartments, assisting with invoices, handling resident concerns, managing property staff, and ensuring compliance with regulations for Low Income Housing Tax Credit at our properties.

Essential Duties & Responsibilities

Diligently ensures all Fair Housing and affordable housing regulations are adhered to.

Collect and deposit rent within 24 hours of collection, notifying residents of delinquent rent.

Provides outstanding service to residents, resolving inquiries, work orders, and requests promptly.

Maintain and build application waiting list.

Conduct initial lease process with certification and annual re‑certification for affordable housing, state agency, and government agency programs.

Pass INSPIRE, State, and Government Agency inspections and maintain company standards.

Ensure vacant apartments are ready to lease quickly, and market those units until occupied.

Process applications for move‑in/transfer and forward to Compliance for approval.

Supervise property staff reporting directly to the property manager, including maintenance and housekeeping staff, inspecting unit turns, preventive maintenance, work order completion, and quarterly housekeeping inspections.

Inspect and supervise the work of outside vendors.

Walk the property daily.

Organize community activities per the property management agreement and lease requirements.

Be available on call for after‑hours emergencies and other business needs.

Travel to regional and home office training and conferences as required.

Required Qualifications

Education: High school diploma or equivalent.

Experience: Minimum 2 years in affordable housing property management, experience with the Low Income Housing Tax Credit program.

Skills & Competencies: Strong customer service skills, proficiency in Microsoft Office Suite and aptitude for learning new software.
