Company Overview The mission of the Housing Authority of the City of Aurora (AHA) is to develop and promote quality housing while supporting and encouraging economic opportunities that lead to self‑sufficiency and independence. AHA offers affordable or subsidized housing at nine properties, administers approximately 1,200 vouchers, and provides two homeless programs with case management.

Hiring Bonus $2,000 hiring bonus available for this position.

Job Description The role involves completing requested property accounting functions by assigned due dates, inspecting apartments after move out to determine security deposit dispositions, keeping abreast of property conditions and initiating improvements, ensuring compliance with funding source regulations, directing and delegating tasks to property staff (may cover more than one property), leasing apartments and performing related duties, and managing resident relations and complaints.

Responsibilities

Complete requested property accounting functions by assigned due dates.

Inspect apartments after move‑out to determine security deposit dispositions.

Keep abreast of property conditions and suggest and initiate needed improvements.

Ensure compliance with all regulations for funding sources such as LIHTC, RTC, Project‑Based Section 8, and Public Housing.

Give direction and delegate tasks to property staff; may be responsible for more than one property.

Lease apartments, performing reference and credit checks to assure AHA leasing guidelines are followed.

Receive and process completed applications, determining eligibility under program guidelines.

Prepare lease documents, addendums, and community policies for all residents.

Coordinate move‑in of new residents and inspect move‑ins to ensure staff and vendors meet company standards.

Complete unit inspection with resident on or before move‑in.

Advise residents on proper operation of appliances.

Provide Resident Handbook to new residents, outlining community policies and essential information.

Follow up on concerns or additional work orders noted during move‑in inspection or lease signing.

Monitor advertising to ensure full occupancy and keep waiting lists current.

Enforce and follow all Fair Housing rules and regulations.

Deliver postings to residents.

Take all resident complaints, including repair requests, resident relations, towing, and resident assistance.

Qualifications

Strong knowledge of Housing Program Regulations and Compliance, including experience with Tax Credits, Project‑Based Section 8, and Public Housing.

High School diploma or equivalent.

Reliable transportation, valid driver’s license, and current insurance.

Solid knowledge of Fair Housing Laws.

Solid leasing and resident relation skills.

Solid computer skills.

Minimum of one year of experience.

Ability to give direction and appropriately delegate responsibility to staff.

Ability to troubleshoot, recognize potential problems, and offer alternatives.

Project‑Based Section 8 experience strongly preferred.

Salary Starting salary of $31–$33 per hour, depending on experience.
