Description Responsible for physical maintenance, landscaping, and overall appearance of parks while modeling the organizational Purpose, Values, and Standards consistently.

Essential Functions

Perform all duties with respect to Company’s Purpose, Values, Standards & Core Competencies.

Maintain tools and maintenance equipment in working order and keep the maintenance room in neat condition.

Mow lawns, remove weeds and brushes, and perform other yard work including snow, leaf, and debris removal.

Open clogged drains, fix leaks, and perform other simple plumbing jobs.

Install appliances, including but not limited to ovens, ranges, washers, dryers, and dishwashers.

Read meters to collect utility usage information in coordination with the community leader.

Perform touch‑up painting and repaint buildings, cabinets, or rooms as required.

Change light bulbs, replace fixtures, and perform similar minor electrical tasks.

Carry out simple carpentry tasks such as installing doors, repairing steps, fences, and rails.

Clean homes to prepare for sale.

Clean laundry rooms and common areas such as bathrooms and clubhouses.

Assist with loading or unloading trucks and moving furniture when needed.

Follow all safety & emergency procedures.

Communicate with management daily; report problems promptly and clearly and make recommendations to the Development Leader toward solutions.

Maintain a clean and safe working environment.

Carry out all responsibilities in compliance with the organization’s policies, procedures, and state, federal, and local laws.

Other duties as assigned.

Requirements

Able to work autonomously and safely with minimal supervision.

Must be able to read simple instructions and follow simple diagrams.

Must be able to perform simple tasks independently after receiving specific instructions.

Must have general knowledge and safe use of equipment used in the building trades.

Professional communication skills.

Ability to respond to after‑hour emergencies.

Convey information both orally and in writing in a timely and clear manner.

Time management – manage own time and the time of others, meet deadlines, prioritize tasks, and delegate when appropriate.

Critical thinking – use logic and reasoning to identify strengths and weaknesses of alternative solutions.

Judgment and decision making – consider the relative costs and benefits of potential actions to choose the most appropriate one.

Proficient with Microsoft Office Suite or related software.

Education and Experience

High School Diploma or GED.

At least one year of property maintenance or related experience.

Ability to respond to after‑hour emergencies.

Ability to push, pull, and lift 50 pounds.

Basic computer knowledge.

Driver’s license and reliable transportation.

Must pass background and drug screening.

Pay and Benefits

$17–25/hour DOE.

30‑hour work week.
