Transaction Manager
Job Description The Transaction Manager will manage lease transactions for Cushman & Wakefield’s Physician Services Group (PSG), ensuring compliance and coordination across internal and external stakeholders.
Responsibilities
Compile PSG lease‑related information from Market Manager and/or Development and enter it into a draft LTAF in PAWS.
When an SBLT or FF&E study is required, request an approved ACF from the CRE PSG Asset Manager.
Submit completed LTAF to the C & W Compliance Director for review and approval.
Once approved, route the LTAF and supporting documents into PAWS to begin the routing process.
Monitor LTAF routing until full approval and then route the documents for signature per CRE’s guidelines.
Submit documents and approved LTAF to Legal for review by email.
Be available for lease questions from PSG Transition Manager, Director of Development, Market Managers, and Managers along with PSG Development and CRE in Nashville.
Work with C&W Brokers on all third‑party leasing in the market (renewals, expansions, amendments, new locations, etc.) and advise on compliance matters.
Coordinate acquisition work: review all real‑estate leases for physician group acquisitions, collaborate on fair‑market‑value studies with appraisers, and oversee routing of acquisition paperwork in PAWS.
Work with Market Administrator, landlord, appraiser, and architect to determine space needs, ensure accurate appraisal, and negotiate terms/rental rates.
Submit NRSC forms for non‑referral third parties and ensure their signatures.
Participate in bi‑weekly PSG PAWS Report/Lease Review calls with Development and Market Managers (2 calls per month).
Submit SBLT and/or FMV study invoices for payment processing and enter them into payment systems.
Utilize Yardi CT/HCA for tracking COIDs and provide copies of new third‑party leases to the Lease Administrator for expense billing and renewal tracking.
Work Environment & Physical Demands This role operates in a professional office environment and may involve occasional travel between properties. It requires sitting or standing for 85% of the time, handling office equipment, and traveling outdoors in various weather conditions.
Compensation $57,800.00 – $68,000.00 (annual salary). May vary with location, experience, and collective bargaining agreements.
