ASSISTANT PROPERTY MANAGER (part time)

Overview We are looking for an exceptional
Assistant Property Manager
to join our team at our
Chapelgate
apartment community.
This position is part time at 20 hours per week.
The Assistant Property Manager will assist the Property Manager in ensuring the community generates satisfactory cash flow, maintaining the property to company standards, ensuring customer satisfaction, and managing operations in the Property Manager’s absence.
Responsibilities
Promptly answer telephone and e‑mail inquiries from residents and prospective residents.
Follow up on emails from prospective residents to obtain appointments for community tours.
Assist with complete move‑ins, move‑outs, certifications, and renewals.
Greet prospective residents, tour model or vacant units, and demonstrate interior features and amenities; explain lease terms and local area information.
Close sales with prospective residents, obtain holding deposits (if applicable), and facilitate apartment applications or placement on the waiting list.
Continue the sales process by following up with prospects who have not yet leased.
Determine and certify prospective resident eligibility following government regulations and company procedures.
Assist with marketing surveys.
Pursue and collect rent payments, assist with delinquencies and court filings.
Investigate complaints, disturbances, and violations, and resolve problems following management rules and regulations.
Prepare, submit, and maintain accurate records, reports, and documents.
Maintain confidentiality of resident data (income, credit reports, assets, etc.).
Provide information and reports in coordination with other departments as needed.
Act in accordance with HUD regulations and Fair Housing requirements.
Qualifications
High school diploma or equivalent (combination of education, training, or experience).
Property management experience preferred.
Detail oriented and organized.
Valid driver’s license in the state of residence.
Ability to work a varied schedule including weekends.
Willingness to travel for training and meetings.
Strong verbal and written communication skills.
Proficient reading comprehension in English.
Fluency in Spanish is a plus.
