Property Manager - Havenwood Gardens I & II Fairway Management, Inc. is seeking a

Property Manager

to oversee the Havenwood Gardens I & II properties.

Company Overview : At JES Holdings, our mission is to develop, build, and manage quality affordable housing. Fairway Management is responsible for the day‑to‑day operations of more than 230 apartment communities and single‑family rental subdivisions. Our team provides exceptional service driven by entrepreneurship, integrity, accountability, and community service.

Job Summary : This dynamic role involves daily oversight of property operations, leasing, resident relations, and compliance. The Property Manager will drive cost effectiveness, address resident concerns, manage staff, and maintain regulatory standards for affordable housing.

Essential Duties & Responsibilities

Diligently ensures all Fair Housing and affordable housing regulations are adhered to.

Collects and deposits rent within 24 hours of collection, and notifies residents of delinquent rent.

Provides outstanding service to residents, resolving inquiries, work orders, and requests in a timely manner.

Maintains and builds application waiting lists.

Conducts initial lease process with certification and annual re‑certification for affordable housing, state agency, and government agency programs.

Passes INSPIRE, State, and Government Agency inspections while maintaining company standards.

Ensures vacant apartments are ready to lease quickly, and markets units diligently until occupied.

Processes applications for move‑in/transfer and forwards to Compliance for approval.

Supervises property staff reporting to the Property Manager, including maintenance, housekeeping, and work order completion, and performs quarterly housekeeping inspections.

Inspects and supervises the work of outside vendors.

Organizes community activities regularly according to the property’s management agreement and lease terms.

Is available to be on call for after‑hours emergencies and other business needs.

Travels to and participates in regional and home‑office training and/or conferences as required.

Leads marketing and leasing strategy to maintain occupancy targets.

Willing to be highly mobile, walk the property multiple times a day, conduct inspections, assist maintenance, and navigate stairs and other areas.

Required Qualifications

Education: High school diploma or equivalent.

Experience: Minimum 1 year of supervisory experience.

Skills & Competencies: Strong customer service skills; competency in Microsoft Office suite; familiarity with learning new software.

Preferred Qualifications

Education: Fair Housing Training.

Experience: 2+ years of affordable housing property management; Real Page OneSite experience preferred.

Physical & Work Environment Requirements

The Property must be walked daily to ensure all safety standards and company policies are adhered to.
