They play a key role in creating not only a great place to work but an environment where our residents are proud to reside. These professionals oversee day‑to‑day operations of their assigned properties. They market and lease apartments, drive cost‑effectiveness, address and manage resident concerns, manage property staff and adhere to compliance regulations for affordable housing.
Essential Duties & Responsibilities
Diligently ensures all Fair Housing and affordable housing regulations are adhered to.
Collects and deposits rent within 24 hours of collection, notifying residents of delinquent rent.
Provides outstanding service to residents, resolving inquiries, work orders, and requests in a timely manner.
Maintains and builds application waiting lists.
Conducts initial lease process with certification and annual re‑certification for affordable housing, state agency, and government agency programs.
Passes INSPIRE, State, and Government Agency inspections while maintaining company standards.
Ensures vacant apartments are ready to lease quickly, marketing units diligently until occupied.
Processes applications for move‑in/transfer and forwards to Compliance for approval.
Supervises property staff reporting directly to the property manager: maintenance, housekeeping, work orders, unit turns, and quarterly housekeeping inspections.
Inspects and supervises work of outside vendors.
Organizes community activities regularly according to the property’s management agreement and lease.
Remains available on‑call for after‑hours emergencies and other business needs.
Travels to and participates in regional and home office training and/or conferences as required.
Leads marketing and leasing strategy to maintain occupancy targets.
Willing to be highly mobile to engage the property’s needs, walking the property multiple times a day, conducting inspections, assisting maintenance, and navigating stairs and other areas.
Required Qualifications
Education:
High school diploma or equivalent
Experience:
Minimum 1 year experience working in a supervisory function
Skills & Competencies:
Strong customer service skills Strong competency in Microsoft Office suite and familiarity with learning new software
Preferred Qualifications
Education:
Fair Housing Training
Experience:
2+ years of affordable housing property management experience Real Page Onesite Experience preferred
Physical & Work Environment Requirements
Property must be walked on a daily basis to ensure all safety standards and company policies are being adhered to.
