Community Service Manager – Weidner Apartment Homes
Apply to manage and mentor the maintenance and housekeeping teams, overseeing all maintenance aspects for a community while working closely with the Community Director to achieve financial performance and increase asset value. The role requires meticulous time management, excellent customer service skills, and a dedication to maintaining high quality standards.
Pay Range Base pay range:
Ridge & Shores
– actual pay will be based on skills and experience; discuss with recruiter.
Primary Responsibilities
Ensure accurate and timely payroll records for maintenance and housekeeping associates; manage overtime (except emergencies).
Address staff issues promptly; communicate performance evaluations to Area or Regional Director.
Assist with interviewing, recruiting, mentoring, and developing all maintenance and housekeeping associates.
Prepare and supervise apartments for occupancy, including painting, drywall repair, mechanical, plumbing, and electrical work.
Respond to resident service requests daily and timely.
Oversee system repairs on electrical, plumbing, boilers, hot water heaters, HVAC, appliances, etc.
Perform detailed carpentry, drywall repairs, and interior/exterior painting.
Clean and supervise pools, monitor chemical balance, maintain logs per city ordinances.
Conduct pre‑move‑out inspections with the Community Director promptly.
Schedule and manage completion of make‑readies and service requests with staff and vendors.
Maintain daily grounds maintenance, including trash removal, pet waste, and walkway sweeping.
Complete property improvements and preventive maintenance tasks promptly.
Maintain accurate documentation of replacements and on‑site purchases, including warranties.
Prioritize and assign duties to associates, ensuring complete service responsibilities.
Manage vendor relationships for best pricing, quality, and service.
Reorder inventory supplies within the property’s budget.
Participate in the on‑call rotation as scheduled.
Use personal vehicle to respond to requests and pick up supplies.
Ensure market‑ready apartments, common areas, and amenities meet Weidner’s quality standards.
Qualifications
2+ years of maintenance experience.
Prior management experience (desired).
Advanced mechanical aptitude.
Physical ability to lift up to 80 pounds, climb ladders, multiple flights of stairs, use appliance dolly, push/pull up to 200 pounds.
Capable of working outdoors in all weather conditions and standing for entire shift.
Knowledge of electrical, plumbing, carpentry, pool maintenance, appliances, building systems, irrigation, HVAC.
HVAC, CPO, EPA certification (desired).
Industry designations, CAMT (desired).
Complete tasks safely and efficiently.
Ability to work in a fast‑paced environment with motivation to learn and contribute daily.
Effective communication: directions in person, phone, email, text.
Experience with Microsoft Office; Yardi and Paycom (preferred).
Compliance with Weidner’s Mission, Vision, Values, policies, procedures and Fair Housing and all applicable laws.
Prompt, regular attendance; adhere to dress code/uniform and professional appearance.
Team player; independent worker.
Willing to work outside normal hours and to be assigned to other Weidner properties.

Must agree to criminal background check and voluntary drug testing.
Must have reliable personal transportation; valid driver’s license and insurance.
