Community Service Manager
Weidner Apartment Homes is seeking a Community Service Manager to mentor, train, and lead the service team for maintenance and customer service excellence.
Responsibilities
Ensure accurate payroll records for maintenance and housekeeping associates; manage overtime as needed.
Address staff issues promptly; provide performance evaluations to Area Director and/or Regional Director.
Assist with recruiting, interviewing, and mentoring all maintenance and housekeeping staff.
Prepare and supervise apartments for occupancy: painting, drywall repair, trash out, mechanical, plumbing, and electrical repairs.
Perform daily service requests for residents in a timely manner.
Oversee system repairs: electrical, plumbing, boilers, hot water heaters, HVAC systems, appliances, and detailed carpentry, drywall, and painting work.
Supervise pool cleanliness and chemical balance, maintain logs as required by city ordinances.
Conduct pre-move out inspections with Community Director in a timely manner.
Schedule timely completion of make-readies and service requests with maintenance staff and vendors.
Maintain daily grounds maintenance: trash pickup, pet waste removal, sweep walkways, and pet waste stations.
Manage property improvements and preventive maintenance scheduled tasks promptly.
Maintain accurate documentation of all replacements and on-site purchases, including product warranty information.
Prioritize service responsibilities for all maintenance and housekeeping associates daily.
Manage vendor relationships for best pricing, quality, and service; reorder inventory supplies within budget parameters.
Participate in on-call rotation as scheduled/needed; use personal vehicle to respond to service requests and pick up supplies as needed.
Ensure market ready apartments, common areas, and amenities are clean and maintained daily to Weidner’s quality standards.
Qualifications
2+ years maintenance experience required.
Prior management experience desired.
Advanced mechanical aptitude required.
Able to lift and carry up to 80 pounds; climb ladders and multiple flights of stairs.
Able to use appliance dolly; push/pull up to 200 pounds.
Able to work outdoors in all weather conditions.
Able to be on feet constantly for entire shift if applicable.
Knowledge of electrical, plumbing, carpentry, pool maintenance, appliances, building systems, irrigation, and HVAC systems.
HVAC, CPO, EPA certification desired; industry designations, CAMT desired.
Complete tasks in a safe and efficient manner.
Ability to work in a fast-paced environment with strong motivation to learn & contribute daily.
Professional direction clear in person, over phone, email, text.
Microsoft Office skills preferred; Yardi, Paycom experience preferred.
