About the Property Manager role Our client is seeking an organised and proactive Property Manager to take ownership of a portfolio of 50–70 residential properties, predominantly HMOs. You will act as the dedicated point of contact for both landlords and tenants, ensuring a high standard of service from move‑in through to tenancy end.
You will be responsible for the smooth day‑to‑day management of your portfolio, coordinating maintenance, compliance, and communication, while maintaining strong landlord and tenant relationships. Success in this role is measured by client satisfaction, retention, and contribution to the company’s reputation for excellence.
Property Manager Key Responsibilities
Managing a portfolio of residential properties, acting as the main point of contact for landlords and tenants
Coordinating maintenance and repairs in a timely and cost‑effective manner
Ensuring all statutory certificates and compliance requirements are up to date
Onboarding new landlords and properties
Overseeing check‑outs to ensure smooth tenancy transitions
Ensuring property inspections are completed on time
Handling tenancy disputes and complaints professionally
Auditing, managing, and assisting with the recruitment of contractors
Keeping accurate records and providing regular updates to clients
Calm and professional, even under pressure
Highly organised with strong attention to detail, good computer skills
Confident communicator with excellent customer service skills
Willing to learn, develop, and grow with the company
Previous property management experience is desirable but not essential

Ad hoc property visits may be required (approximately once per week)
