Property Manager-Caretaker: Lynn Court Apartments Location: Savage, MN Position: Full-time, 40 hours per week. Hourly Rate: Starting at $22 per hour.

Description Highland Management Group Inc. is seeking a Property Manager-Caretaker for our Lynn Court Apartments, located in Savage. Lynn Court Apartments is a 45‑unit property. Living on‑site is not required, but employees who choose to live on‑site receive a higher rent discount. As a Property Manager‑Caretaker, you will be responsible for day‑to‑day, on‑site management and resident relations, achieving and maintaining optimum occupancy through marketing and leasing of apartment units, and supervising the physical property. You will also be responsible for maintaining the cleanliness of the property, common areas, and apartment units as needed.

Duties & Responsibilities

Market and lease apartment units to achieve occupancy goals.

Monitor hours for on‑site staff in Paylocity.

Approve bills as required and submit them to the Regional Property Manager for final payment approvals.

Keep office in good order and maintain inventory of office supplies within budget constraints.

Maintain professional communications with residents, residents’ guests, applicants, and representatives of other companies with whom we do business.

Prepare and maintain resident and property records.

Report to the Regional Property Manager on the status of unpaid rents.

Coordinate the preparation of vacant units for re‑renting, ensure that the unit is kept secure during vacancy, and minimize utility consumption.

Process leasing paperwork for new residents and set up resident files.

Take maintenance requests and coordinate the required work with the Maintenance team.

Daily cleaning of the common areas.

Clean garages, mechanical rooms, and storage areas.

Replace burned‑out bulbs and wash out fixtures.

Seasonal duties: shovel snow, rake leaves, pull weeds, sweep sidewalks as needed.

Ensure cleanliness of vacant units.
