Summary:
The Multi-Family Housing Renovation & CapEx Operative supports the execution of renovation and capital improvement projects across a portfolio of multi-family properties. This role works under the direction of the Renovation Manager or CapEx Manager and is responsible for on-site coordination, quality control, vendor oversight, and hands‑on support to ensure projects are completed safely, on schedule, and within approved budgets.
Essential Duties and Responsibilities:
Project Execution & On-Site Support
Assist with the execution of unit renovations, common area upgrades, and capital improvement projects
Support interior and exterior renovation activities including demolition, finishes, fixtures, and building system upgrades
Conduct site walks to monitor progress, workmanship, and adherence to approved scopes
Coordinate daily activities with contractors, subcontractors, and vendors
Verify work completion against scope and report deficiencies or punch‑list items
Assist with scheduling, access coordination, and material deliveries
Quality Control & Safety
Perform quality control inspections to ensure work meets company standards and local code requirements
Enforce jobsite cleanliness, safety practices, and compliance with OSHA guidelines
Identify potential risks, delays, or cost overruns and elevate issues as needed
CapEx Tracking & Documentation
Track project progress, unit counts, and renovation status
Assist with reviewing invoices, pay applications, and change orders
Maintain project documentation, photos, and close‑out materials
Work closely with Property Management, Asset Management, and Construction teams
Coordinate renovation activities to minimize resident disruption and vacancy loss
Provide regular updates to project leadership on progress, issues, and timelines
Required Skills, Education, and Experience:
High school diploma or GED required; technical or trade training preferred.
Minimum 5 years of experience in multi‑family renovation, construction, or capital improvement projects.
Demonstrated knowledge of apartment unit renovations, building systems, and basic construction documentation.
Hands‑on experience in one or more skilled trades, including carpentry, painting, flooring, plumbing, or electrical.
Experience supporting value‑add or repositioning multi‑family assets, preferably across multiple properties or markets.
Proficiency with mobile reporting tools, project tracking software, and Microsoft Office.
Strong organizational, communication, and follow‑up skills with a proactive, solution‑oriented approach.
Physical Demands:
Ability to lift and carry up to 50 lbs.
Frequent standing, walking, bending, kneeling, and climbing ladders.
Work in indoor and outdoor environments under varying weather conditions.
This position will require travel between properties within the assigned portfolio. Some weekend or evening work may be required to respond to emergencies or meet deadlines.
Driving: Valid driver’s license required for travel between properties or to attend meetings.
Compensation and Benefits:
The total compensation package includes eligibility for:
Discretionary annual bonuses based on company and individual performance
Monthly cell phone stipend of $55.00
Auto allowance per pay period in lieu of mileage reimbursement (if applicable)
