Property Manager
The Gateway Family YMCA is seeking a Property Manager for our branches in Union, NJ.
Job Description Under the direction of the Branch Executive Director, the Property Manager is responsible for the maintenance, repair, and general upkeep of all branch properties, equipment, and facilities. This includes supervision of YMCA staff and the coordination of YMCA vendors and contractors. Responsibilities include security, budgeting, equipment maintenance, and ensuring a culture of cleanliness and safety. Experience in managing HVAC, pool operation, electrical, plumbing, and mechanicals is important.
As a member of the leadership team, responsibilities can also include membership development, risk management, building supervision, annual giving campaigns, financial development, and attending YMCA functions. This position is responsible for modeling, teaching, and exemplifying the qualities and values inherent to the mission and purpose of the YMCA.
Responsibilities
Provides overall facility maintenance, including planning, developing, and performing preventative maintenance.
Walks entire building at multiple branches and inspects each one on a daily basis; walks outside each building and inspects all land considered YMCA property.
Performs maintenance and repairs in a timely, cost‑effective manner (painting, fixing plumbing, repairing equipment, operating mechanical devices, handling chemicals).
Supports the Aquatics department with mechanical or safety issues affecting pool operations, including routine inspections of pool equipment.
Operates all mechanical systems in accordance with manufacturer specifications and YMCA policies and procedures.
Performs and/or assigns outdoor landscaping and snow removal duties.
Completes repair work and projects in a timely manner.
Works with outside agencies (e.g., fire, health, building departments) to ensure compliance with all local, state, and federal regulations related to facilities and grounds.
Develops budgets for preventative and annual maintenance plans and monitors expenditures against budget.
Participates with other members of management in the YMCA’s fundraising campaign.
Advises management on maintenance issues and projects as requested.
Updates facility plans periodically; may develop an annual plan of capital projects consistent with the YMCA’s strategic plan and community needs.
Performs other duties as assigned by the Branch Director or The Gateway Family YMCA Association.
Qualifications
Bachelor’s degree and/or trade and vocational training, preferred.
Minimum 3–5 years’ experience in facility maintenance or building trade required.
Knowledge of HVAC, electrical, plumbing, mechanical repair, pool and other maintenance‑related areas.
Knowledge and experience implementing ADA, OSHA, and general safety compliance standards.
Experience in pool operations, a plus. Willingness to obtain Certified Pool Operator certificate within 90 days of employment required.
Ability to use tools, equipment, and chemicals in a prescribed manner; read labels and instructions.
Proficiency in the safe and proper use of power equipment and tools, heavy and light machinery, and building materials.
Skills in supervision, budget management, and project management.
Current license to drive with records that meet YMCA standards.
Understands the mission of the YMCA.
Ability to learn and utilize software specific to job responsibilities.
