Full time This is not your average Sales Director role.

We’re building a first-of-its-kind wellness-centered residential community, 25 minutes outside Austin - and we need someone exceptional to lead the charge in getting families to call this place home. But let’s be upfront: If you’re looking for a neat box of brochures and a polished, fully-permitted community to sell - this role is not for you. If you thrive in uncertainty, get a thrill from rolling up your sleeves to shape go-to-market strategy in real-time, and want to be the commercial face of something that actually matters - read on... Who we are

Sanctuary is a wellness-driven real estate development company reimagining how people live, connect, and belong. We design and build communities where architecture, nature, and human experience exist in harmony, places that support a slower, more intentional way of life. Across 135 acres in Texas Hill Country, Sanctuary is developing a modern village that blends

residential homes with meaningful shared spaces : from retreat and wellness centers to cafés, community dining, and curated retail. Each space is designed with purpose: to restore balance, foster connection, and celebrate natural beauty. Our mission is to create environments that feel alive, where people can wake up to clean air and open skies, gather over good food, move their bodies, and experience a deeper connection to themselves and to others. We’re a team spread across 8 countries, building our 1st community in Austin, Texas. This is only the beginning. Our vision is to bring Sanctuary to major cities around the world: healthy, sovereign communities that sit on the edges of every modern metropolis. As Sanctuary grows, we’re bringing together visionary architects, designers, and storytellers to build not just a community, but a new way of living - one rooted in health, design, and belonging. Your Role

This is a high-ownership, high-autonomy leadership role. As a Sales Director, you'll build our real estate sales engine from the ground up - while helping us shape how we communicate a living, breathing project still in formation. You’ll: Own the full sales cycle:

from inbound interest to tour to signed contract

Develop systems from scratch:

CRM, follow-up cadences, lead tracking, funnel reporting

Collaborate cross-functionally

with marketing, construction, design, finance, and leadership to understand, and translate, the true state of the project to buyers

Navigate and communicate ambiguity with integrity

Serve as a trusted guide

to buyers, helping them understand what’s available today and what’s on the roadmap: with clarity, confidence, and transparency

Refine the pitch and shape buyer trust

even while site plans, infrastructure, and approvals are evolving

You’re a Fit If You:

Have

5+ years of experience

in high-touch real estate or hospitality sales (e.g. custom homes, master-planned communities, or boutique developments)

Are

comfortable with ambiguity

and see yourself as a builder, not just a closer

Know how to

earn trust fast

with discerning, high-net-worth buyers

Are not afraid to

ask hard questions

- and give honest answers

Thrive in cross-functional environments and can

collaborate across disciplines

Want to

grow with a project

that’s still being shaped, and leave your mark on something meaningful

Have experience (or a fascination) with

eco-communities, sustainable development, or wellness-first living

What Success Looks Like in Year One

Sell the first 40–50 homes across Phases 1 and 2 (we’re beginning with 15 under construction, marketing 49 total)

Build a transparent buyer journey and implement a CRM from scratch

Work hand-in-hand with the leadership team to translate evolving plans into sales language

Turn a 700+ person interest list into a strong sales pipeline

Why This Role is Special

It’s not just a job

- it’s a rare chance to

sell a vision , not just a product.

You’ll

join a founding team

shaping one of the most ambitious community projects in Central Texas.

You’ll be in the room for conversations that normally happen after the sale - design, permits, land strategy, infrastructure.

We’re looking for someone who doesn’t just sell, but believes. Someone who can lead with truth, earn trust, and thrive in the messy, magical early chapters of something truly special. If that’s you - let’s talk!
