About the role The part-time
Onsite Manager (OSM)
lives onsite at the property listed below and essentially acts as the eyes and ears of the building, reporting to the Property Manager, so quality communication is paramount to success in this position. This person will have regular responsibilities of maintaining the property’s common areas and walkways (light landscaping like pulling weeds, sweeping, picking up trash, or washing concrete as needed), as well as minor property repairs (such as changing out locks, changing light bulbs, installing lockboxes). Given that the part-time
OSM
lives onsite, they will act as the first responder to emergency issues at the building. They will also regularly interact and communicate with residents regarding items such as scheduling repairs, assisting with access to the units for repairs, emergencies, inspections, or any other visit needed. In these interactions, the part-time OSM is expected to provide outstanding customer service and log any issues reported by residents to be communicated back to the Property Manager.
The part-time
Onsite Manager ’s independent work at this property is vital to accomplishing the goals of the building’s owner, Property Manager, and residents. Estimated 20 hours per week commitment on a part-time basis.
Responsibilities
Weekly upkeep of the exterior walkways and common areas, including removing all litter and debris from the building grounds, city sidewalks, gutters and general marketing perimeter surrounding the building
Cleaning laundry rooms, mailbox areas, and pool areas, as applicable
Assist with leasing units by placing keys in lockboxes for self-showings, hosting open houses as requested, and performing in-person showings as needed
Assist with inspections of units, including but not limited to: Rent Ready, Move-In, Initial Move-Out, Move-Out, City and County Required, and Preventative Maintenance
Respond to emergency on-call issues including taking phone calls, contacting vendors, taking photos, writing preliminary incident reports, and reporting incidents to and following up with the Property Manager
Assist with touch up cleaning of vacant units between residents
Check and replace or request replacement of exterior lighting
Clean trash and recycling areas weekly. Break down oversized boxes, small furniture, and compact trash bin contents, as needed
Monitor trash and recycling to ensure scheduled pick-ups occur. Champion city recycling requirements where applicable
Perform minor work orders, such as changing light bulbs, sweeping/washing walkways, changing locks, and cleaning of units as needed
Ensures that storage areas always remain locked when not in use and that all occupied storage units are income‑bearing
Light landscape work including, but not limited to, pulling weeds, watering planters and raking leaves. Must be able to use a blower, shovel, and other equipment, as needed
Deliver resident communication and legal documents as required and within local, state, and federal regulations
Monitor parking spaces, issue citations, and request tow of cars that are improperly parked, abandoned, or in spaces assigned to another resident. Additionally, audit that all income‑bearing parking spaces are only used by persons with parking agreements for that space
Appear before rent boards and at city compliance‑related meetings as necessary
Perform other duties as required
Serve as a company representative in eviction‑related court hearings when required. This includes in-person appearances for contested cases, appeals, or by court or legal request to support case resolution and clarify property management actions
Qualifications
Must own smartphone and possess adequate skills to manage tasks and reports through mobile applications
Must be able to pass a criminal background check and drug screen
Must be able to work at varying times, including evening and weekends hours and be available for on-call status
Strong written and verbal communication skills with all stakeholders
Strong customer service skills
Past experience with light handyman work, such as changing locks, troubleshooting issues, sweeping, mopping, general cleaning, changing light bulbs, using power tools, general tools, and touch up painting as needed
Working Conditions
Both indoor and outdoor work in all types of weather
May be required to stand for several hours at a time, to climb up stairs several times a day, and to lift a minimum of 30 pounds

Travel required [5%] Possible court appearances for eviction proceedings
Compensation $16.90 - $20.00 hourly plus. In addition, a 33% rental discount offered as part of the compensation package.
Compensation may be adjusted based on experience, skills, and interview performance.
Pay Transparency Our compensation reflects several US geographic markets. The base pay for this position represents the expected salary for this position. Ultimately, in determining your pay it will be based on several factors including location, job‑related knowledge, skills, experience and other job related factors. Roofstock is a total compensation company; the base salary is only a part of our total compensation package.
