The Maintenance Director is responsible for planning, organizing, developing, and directing the overall operation of the maintenance department in accordance with current federal, state, and local regulations and established company policies and procedures. Ensure the facility is well-maintained in a safe and comfortable manner.

Role Responsibilities – Job Knowledge/Duties:

Manages the operations of the Maintenance Department by adhering to proper staffing and scheduling of personnel

Inspect storage rooms, work rooms, utility/janitorial closets, etc for upkeep and supply control

Participates in facility surveys made by authorized governmental agencies

Ensures that outside services are properly completed/supervised in accordance with contracts/work orders

Assists in establishing a preventative maintenance program

Meets with maintenance personnel on a regular basis and solicit advice from inter-department supervisors concerning the operation of the maintenance department, assist in identifying and correcting problem areas and/or improvement of services

Assists in identifying, evaluating, and classifying routine and job related maintenance functions to ensure that tasks involving the potential exposure to blood/body fluids are properly identified and recorded

Makes daily rounds to assure that maintenance personnel are performing required duties and assure that appropriate maintenance procedures are being rendered to meet the needs of the facility

Maintains fire alarm and other fire protection and preventive systems

Completes carpentry and other building repairs within the scope of expertise

Maintains heating and cooling systems

Makes some electrical and plumbing repair within scope of expertise

Monitors, maintains, and records inventory and orders supplies as needed, ensures supplies are available

Heads snow and ice removal for the sidewalks

When required, is on call seven days a week, 24 hours a day for emergencies

Other duties as required by the Administrator

EDUCATION/EXPERIENCE:

Must possess, as a minimum, a high school education or its equivalent

Must have, as a minimum, one year experience in a supervisory capacity, in a maintenance related position

Must have a valid driver’s license

Must be able to withstand inside and outside environmental conditions, extreme heat, freezing conditions, and a noisy, dirty, dusty, or greasy work environment at times

Must be knowledgeable of boilers, compressors, generators, etc., as well as various mechanical, electrical, and plumbing systems

Must be knowledgeable in building codes and safety regulations

Must be licensed in accordance with current applicable standards, codes, labor laws, etc.

Must be able to read, write, speak, and understand the English language

Must be knowledgeable of maintenance practices and procedures, as well as the laws, regulations, and guidelines governing maintenance functions in the facility

Must possess leadership ability and ability to work in teams

Must possess the ability to plan and carry out programs in repair, new construction, and equipment installation
