Position Overview The On-Site Senior Living Property Manager is responsible for overseeing daily operations at one of our senior living properties. This position requires a strong balance of administrative duties, property inspections, and direct engagement with residents to ensure the property is well-maintained and all resident and client needs are met.

This role requires working independently under the direction of a lead property manager while providing a full range of property management services, including handling rent processing, regular property inspections, and being available to residents for assistance and support. The Property Manager will also coordinate with maintenance staff to resolve issues and enforce community rules.

This is a full-time, on-site position with no remote work option.

Primary Responsibilities

Rent Processing and Posting:

Manage the collection, posting, and processing of rent payments.

Address delinquent accounts and ensure accurate records are maintained.

Resident Support and Engagement:

Be available on-site to address resident concerns and provide assistance.

Maintain a visible presence within the property and foster positive resident relationships.

Property Inspections:

Perform regular building inspections of the building and grounds.

Ensure safety, cleanliness, and proper maintenance of the property.

Leasing and Tenant Relations:

Handle leasing inquiries and conduct property tours for prospective tenants.

Manage tenant relations, including lease renewals and enforcement of community rules.

Maintenance Coordination:

Coordinate and follow up on maintenance and repair requests with the maintenance team.

Ensure that all property issues are resolved in a timely and efficient manner.

Policy Enforcement:

Communicate and enforce community rules and regulations as outlined by property ownership.

Serve as a liaison between residents and ownership, ensuring compliance with policies.

Administrative Duties:

Perform data entry, document filing, and manage correspondence with tenants and vendors.

Assist with city property inspections and ensure compliance with regulations.

Emergency Response:

Be available for emergency situations, including after-hours response when required.

Minimum Qualifications

1-3 years of professional experience in a similar or related field.

High School Diploma or equivalent.

Valid driver’s license and reliable transportation, and periodic motor vehicle record check is required.

Experience with basic office software (e.g., Microsoft Word, Excel) and willingness to learn property management software (AppFolio).

Ability to lift and carry up to 50 lbs.

Employment is contingent upon successfully completing a background and credit check, per applicable laws.

Proficiency in reading, writing, speaking, and understanding English is required to communicate effectively with residents, staff, and vendors.

Desirable Qualifications

Experience or interest in property management, particularly in a senior living environment.

Strong organizational and communication skills.

Ability to work independently and manage multiple tasks efficiently.

Cognitive and Emotional Requirements

Decision-Making: Ability to make timely and effective decisions, particularly in managing property issues, tenant concerns, and emergency situations.

Problem-Solving: Capable of identifying problems and finding appropriate solutions, often under time-sensitive conditions.

Communication: Strong verbal and written communication skills to interact with residents, vendors, and staff professionally.

Stress Management: Ability to manage stress effectively, especially when dealing with multiple responsibilities or resident concerns in a busy environment.

Attention to Detail: Maintaining accurate records, including rent processing, property inspections, and administrative documentation.

Time Management: Ability to manage time effectively across a range of tasks, balancing administrative work and property management duties.

Customer Service: Maintain a calm, professional demeanor in difficult situations, including resolving conflicts with tenants or handling emergencies.

Physical Requirements

Mobility: Must be able to move freely around the property, including moving between different floors, inspecting building grounds, and occasionally carrying equipment or documents.

Manual Dexterity: Required for frequent computer use, document handling, and other administrative tasks.

Vision: Good visual ability for close-up work (e.g., reading documents, computer work) and peripheral vision to ensure safety during property inspections.

Hearing: Adequate hearing ability to respond to verbal communications from residents, staff, or contractors, and to listen for potential hazards on‑site (e.g., alarms, equipment sounds).

Physical Endurance: Must be able to work both indoors and outdoors, possibly standing or moving around the grounds for extended periods while inspecting the property.

Occasional lifting of items up to 50 pounds.

Working indoors and outdoors in varying weather conditions, including exposure to heat, snow, and ice.

Emergency Situations

Physical and Mental Readiness: Must be able to respond quickly and effectively to emergency situations, including coordinating repairs.

Availability: Being on-call during off‑hours for emergency responses, requiring a level of mental alertness and physical readiness outside of regular work hours.

Physical Expectations

Primarily administrative work requiring the use of hands for computer tasks, data entry, and document management.

Work Environment

Full-time on-site presence is required for this role. Remote work is not an option.

Collaboration with the lead property manager and maintenance staff to ensure smooth operations.
